Energy Performance Certificates on rental property

I’ve just had a call from my letting agents to tell me that I have to get a new EPC done for my property because the current one is over 10 years old. I thought I only needed to get it re-done if it’s a new tenancy? The current tenants have been in for a year and we are just renewing the existing agreement. Do I need to get a new EPC?

Yes, otherwise the tenancy isn't legal.

EPC's only last 10 years.

The National Landlord Association are good. It's not expensive to join and they have an advice line. I'm presuming you know you need annual gas safety inspections, provide the tenants with the latest copy of the 'how to rent guide', the EPC and protect their deposit in a scheme?

Yes thanks Mrs Patmore - the letting agents deal with all of that. I’ve just been caught out in the past with agents trying to make money out of me for unnecessary things.

Unfortunately you need to keep on top of the letting agents as my friends have found out to great cost when they tried to serve notice recently. As the landlord, the legal responsibility rests with you. Just ensure the Agents copy anything to you that they send to the tenant do you can double check it.

Thanks again Mrs Patmore. I know what you mean. I was with the last agents for about 15 years - they were awful and I paid extortionate commission. The new lot seem much better but I am keeping an eye on thibgs.
