Hi everyone,

We are a young family expecting our first with a very modest budget of £325k looking for a 2-3 bed house in a quiet and family friendly location. Can't afford anything in London so looking outside M25 in Essex, found a few nice enough houses in Waltham Abbey so I would like to hear your opinions, is it an ok place to live or should we look somewhere else? We didn't like Waltham Cross, Loughton/ Epping are nice but more expensive Hmm. DH works on the area so that will suit him, I currently work in central London but hoping to find smth local after maternity leave ( I'm an accountant).

I don't know it but what about Plumstead Common? Some lovely two bed terraces there and up and coming due to Crossrail.

I used to live on Gunpowder Park. Lovely peaceful development, gorgeous park out the back. Primary schools are ok, the local secondary was a bit rubbish. Plenty nearby to do with kids if you can drive, good playgrounds, leisure centre, Epping Forest is nearby, you can drive to Loughton tube in about 15 minutes. Two decent supermarkets. The Abbey and grounds are lovely, Lee Valley Park Farm is nearby and brilliant, and there are a fair few baby groups within decent travelling distance.
