Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

@WBWIFE - your vendor sounds like a nightmare! If you like the property tomorrow it would be entirely reasonable to cut your losses and start again.

So we had two viewings this afternoon. Odd for a Tuesday afternoon but there you go.

Still waiting to hear back from our potential buyer (the walk in from the street) as to what their mortgage broker thinks they can borrow. I'm a bit worried they will be stretching themselves too much as it feels like a massive mortgage for a young couple. EA has agreed to reduced commission if we end up selling to them - not by very much but every little helps.

Our potential vendors claim there are two other offers for the house we want but as both are non-proceedable I'm not too worried. One isn't on the market yet and the EA admits that the other people's house is over-priced so unlikely to shift quickly. Would love to have some movement this week!

Yes I think we are probably going to end up cutting our losses! Fingers crossed we like the property tomorrow!

Bit of progress here, final garage bill has come in, £1K less than we thought it was going to be. A couple more enquiries back on our purchase too so we are pushing really hard with that. The vendor is trying to say that they weren't aware of the urgency! I've told them very clearly on 3 separate occasions that we must move quickly so let's see what happens! #week31

Our flat has now been on the market for a month, over 1000 views on Zoopla, more than 15 viewings but no offers yet. Most viewers have said they don't like the block/area, a couple have said it's too much work, and the rest are not in a hurry to buy.
Having a meeting with the EA on Thursday to discuss the next steps. Not sure if I should push for a price reduction to get some offers, the EA seem to think it's going really well and it's getting lots of interest so probably wouldn't want to do that yet.

All of our enquiries are back!! Now we just need the sellers to get out! When we offered they were chain free and going into rented, now they're in a bloody chain and waiting for their purchase. Ultimatum day tomorrow 'you said you'd get out, we offered because you said that (not really, we LOVE the house) it's all done now, so get out!'

A bit like Peggy Mitchell, 'Get outta my pub!'

We may, just may be concluding this whole sorry matter in week 32, please, cross everything, again!

Good luck @tokyosushi and @sandybayley I hope one of your viewings turns into an offer.

Tentatively optimistic as the chain seems complete now, the people my vendor is buying from have found a chain free place.
My vendor has also had his mortgage approved and conveyancing seems to be on track so I’ve asked the solicitor to progress to searches now.
So let’s see! This is further than we got last time...

Ours is also shaping up to be quite a test of patience. Our selling solicitor is wrangling with a management company that is incredibly difficult to get hold of. All he needs is the contact details of their solicitor, and he's been trying for over a week with emails, letters, phone calls. We are paying them £1700 to correct a mistake that they themselves made when the lease was originally written. It takes pisstaking to a new level.

So fed up and ready for this to be over, been trying to sell since Sept with this buyers offer accepted in Nov and I am getting to the end of my patience - and worry the buyer is too.

Our sale is looking to conclude soon, the buyer has asked for a completion date of 9 May! Grin

We still have a few queries open on our purchase, namely being there is a passageway at the back of the garden, shared with around 5 houses. It's an enclosed passageway and apparently no one owns it, and we will have right of access on it.

According to the estate agent, it was common to have this back in the day but most places today don't have this anymore. I'm a bit nervous in case I have to pay ground rent to someone in the future! Has anyone come across this before??

Can I join please? We went back on the market in late February having taken it off last summer. We've accepted an offer yesterday even though it's crazy low because it's the only one we have had. We've found a house we want and put two offers in both which were rejected. Yesterday I increased the offer but didn't hear back and now I've just had an email alert through dropping the guide price to our offer. It feels like they're playing games and I would rather buy something else but can't find anything else we're even vaguely interested in!

We complete tomorrow so it is all very hectic here! I wish I’d paid for packers now. It has been 9 weeks from offers so pretty quick.

@happychange I’ve lived in two houses similar to that. It has never caused us problems but when my BIL was selling his house he had to get an indemnity in case access was ever revoked. I’m sure it can be resolved especially as there are other houses there with the same issue.

So we viewed a house yesterday after our nightmare vendor which we love, Taylor wimpy own it as a part exchange and have recently put a steal brace in the central beam in the living room as there is some slight bowing. We love it, it's a perfect area. Fab schools. Village rather than city. Just the right size garden for us and it's a bargain as Taylor wimpy just want it gone.

We will get a structural engineer in to look of course. I'm hoping the bowed ceiling can an rectified by either more and bigger joists or possibly another steel to support. This is fixable isn't it?

Never bought a house with a problem like this before but we love it..

We have just reduced the price as had no offers, not even rubbish ones, after a month on the market. It's a difficult climate at the moment, one can only hope things will improve soon.

Congratulations ErichBrock! WBWIFE the engineer should be able to give you an idea of costs etc. Maybe you can do a deal if work needs doing?
We are nearing the home straight but have also hit a possible structural issue. New kitchen extension had the chimney breast removed but still exists on the floor above. Our survey says there is no sign of stress or movement and there is a Buildings reg completion certificate from the local council so I'm hoping they would have checked there was sufficient support before sign off?? Getting a structural engineer to do a visual inspection on Tuesday (more £££) to give a second opinion. There is also an unregulated loft board out with stairs but I'm not too bothered by that as we are unlikely to use it as a bedroom.

We were hoping to exchange next Friday too Sad

Anyone had similar? I keep saying to dh that people buy absolute wrecks and live in them for ages before doing them up.

@dimmu good luck! Very difficult market. Well we're waiting to hear still if they we accepting or rejecting our now asking price offer.... estate agent has been given till tomorrow afternoon otherwise we'll retract the offer and get looking elsewhere as we don't want to get into a chain with vendors that play games.

We had our offer accepted on the other house project we love!! For a bargain 268k.. It's owned by taylor wimpey as it was bought from a part exchange by the old owner so they just wanted rid quickly and took a cheeky offer. So excited.

Can tell cat and dog piss lady to piss off now and stay in her bungalow forever more!

Ahh congratulations on your cheeky offer being accepted @WBWIFE

We are in lease DOV hell... I am freaking out ... freeholder is not yet decided on whether they will consent to do the DOV ... god knows where we'll be if they don't
I'm tempted to try and find out the buyers details and call them to talk this through. The DOV is arguably completely unnecessary and could cost us months more before exchange if not the loss of this sale

Hi, can we join?

Put our house for sale in early Feb and accepted an offer 2 weeks ago. Lower than we wanted but, similairly to others, best we had in the climate and was made from FTB who are flexible.

We fell in love with a house and tried to buy it the same week but it was sold from under us to a cash buyer unfortunately.

With nothing else decent on the market, we did a leaflet drop to a handful of houses we liked and to our surprise had 2 people responded to us! Have now had an offer accepted on one of them, a better property than we were trying to offer on in the first place and the seller also has no upwards chain and can move into their other property... so a fairly simple chain!

Only slight issue is that they have asked for us to wait until the first week in July to avoid an early repayment charge on their mortgage, which sounds ages away but it gives us time to get everything organised!

@Newdad19 July will come round so quickly! We accepted an offer in January and buyer asked to move in May, at the time felt like it was agessss away and now it's come by so quickly!!

The wait continues here, our vendors have still not said when they will get out, we're ready to go in! Get out of my house!!!
