Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

@tiddle yeah that's what I'm worried about :/ we all want to be wrapped up in a couple of weeks but my vendors purchase is leasehold so God only knows what could show up there. My solicitor has been fantastic though at doing our end quickly. I think just cause I've been in the whole process since August (since putting my house on the market) that it feels like it'll never end...

So the couple who knocked on the door on Sunday have put an offer in! It's low but it feels very much like an opening offer. They emailed it direct to us but thinking about it we have decided the EA needs to be involved. Our contract says commission is payable for 'indirect introductions' which includes the marketing which led them to be outside our house when we got chatting.

I still think it was reasonable to invite them in to view @tenapenny2018 . My DH was in and it was broad daylight and they were very clearly house buyers. I feel like seeing us as a slightly chaotic family in the house (with dog) actually sold it more effectively than an EA viewing but let's see if it comes to anything.

That’s great news @sandybayley Hope they increase the offer and you can be back on your way again.

Leasehold property does seem to hold things up @Thekitten I suppose the more people with a stake in it the longer it takes for responses to paperwork.

I’ve sent the money across for the deposit so fingers crossed we exchange today.

Surveyors have been in touch so hopefully they’ll speak to EA and get that booked soon. I feel sick as survey is where it went wrong before.

@sandybayley: agree it needs to go via the EA but I don’t think it was a bad shout to invite them in. They seem interested and it’s not unheard of for people to walk up and down streets they are interested in looking out for “for sale” signs. Good luck

My solicitor has confirmed we will be exchanging tomorrow for completion on 19th March Grin

Hopefully it all goes smoothly tomorrow; as I have arrange to go to new property with EA tomorrow to measure up so I can order a fridge, otherwise I won't have anything when I move in!

I can finally bring myself to pack up the unused bits in the kitchen now, rather than just moping about in the evening thinking its never going to end...

We have exchanged! Completion this Friday. But because nothing is ever easy, our solicitor just royally fucked up. We had a few fixtures and fittings, made to measure furniture etc , and he has forgotten to mention them. Not only that, but after we asked him about it, he just emailed the buyer, without our approval, and demanded the moneys. So now our buyer is pissed off, quite rightly so, and we have to wave off the money so not to jeopardise our sale. I’m fuming.

Congratulations @LookingOptimistic and @SparklingSaskia for your exchanges or near exchanges!

We are still stuck on the 'last couple' of enquiries on our sale but at least our solicitor is being proactive and answering my calls and emails at the moment.

Had the homebuyers survey on the purchase and spoke to the surveyor afterwards , pleased that nothing major has come up and nothing that we didn't already spot. Really pleased about that

Posted too soon... so now I'm going to pay for searches and plough more money in to the purchase ... I was hoping to have exchanged on the sale by this point

Last Wednesday I was told buyers had more questions by my solicitor, still not heard anything, don't feel I can nag my solicitor if she is waiting for buyers solicitors, has anyone any advice, do I just wait or if I've not heard anything by Friday contact my solicitor again?

Our mortgage valuation is all okay and they're apparently waiting for documentation from our broker which we sent weeks ago. Emailed broker to chase, again...

So they're ready to sign contracts for our sell on our house, but still not heard back from any of the 18 enquiries sent to our vendors solicitor. Were on week 6 now I think..

@Smart123 your solicitor may be waiting for third parties to respond to the enquiries. Generally in my experience, when the enquiries come in they send a few to you to answer, and a few to other parties eg. Management company or freeholder if applicable, local authority, land registry etc. Don't be afraid to ask your solicitor for an update, they are working for you.

I think I'll give it till the end of the week, the last thing I had from buyers solicitors were about 6 questions, which I answered on the same day,these queries now I presume are my their responses to my answers

I've had my enquiries..
Can anyone advise?
My buyers solicitor are concerned that the structural survey showed my neighbours chimney is in need of repair which is allowing damp into my loft.
My neighbour tells me he is aware and hopes to fix it in the summer months.
I can't make him do it, I'm now waiting for my solicitor to advise, has anyone had anything similar or can advise me.
I'm terrified I may loose this sale over something that really Isent my fault

@Smart123 Don't panic just speak to your solicitor and see what they advise given that your neighbour intends to fix it.

I have had the selling estate agent on the phone today complaining again about my solicitor... at length. Apparently this is a particularly tricky and lengthy sale for them ?! (Think they are just trying to stress me out more - 4 months is not unusual for a leasehold in my experience)

So I have been going back to my solicitor, back to the agent. The main issue is that there are too many people involved in the sellers side and communication is poor so I am having to bridge a lot of that.

Still waiting on a number of enquiries. It goes on and on...

Well we're off for our home demo this afternoon, the house is all packed and ready for tomorrow! It doesn't seem real I keep waiting for the phone to ring and the solicitor to say it's not happening this week.

Still far off from that stage as we re waiting for local authority searches to come back on property we are buying. Solicitors secretary told me they expect to receive it on the 26th March. That’s almost 4 weeks since they applied for it. Does it usually take this long?

Congrats everyone exchanging! We had our offer accepted and still waiting for an exchange date... our solicitor moves quickly but the sellers does not. Our solicitors are also constantly covering their back (which I get) by refusing to even give us a rough guess of how long till we could exchange.

So we have no idea of days, weeks, or months!
