Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

@WBWIFE only 3 years ago, if they were older it wouldn't be as bad! Solicitor was quite taken aback about it-he's going to get back to us today to see if they've managed to produce anything but it's doubtful.

We’ve heard back, the EA has told the vendor to reduce but they have asked for a couple of days to speak to other parties. I’m not sure who they are as first time I’ve heard of anyone else being involved. So very stressed.

@WBWIFE that’s annoying that the vendors haven’t sent back any of their paperwork for the draft contract. Some people just don’t have the same sense of urgency - could be the vendor or their solicitor.

We had the same issue before and they never bothered to do it even 2 months down the line which ultimately scuppered the transaction. I’m pleased we didn’t pay for searches at an early stage as would have lost out on that money as well as survey/valuation fee.

Anyway, in better news our offer was accepted yesterday and our vendor has had his offer accepted but those vendors are still actively looking so no idea how awful the chain might be 🙈 bracing myself for months of stress. Happily (so far!) the new EAs seem more on the ball than the last ones I dealt with and the vendor seems motivated to get things going

@Fleabag123 I just called their solicitors to give them a push, they said they will respond to our solicitors, we shall see!!

I did ask our EA but the only person who can apparently do that is on holiday, but its been 4 weeks so!

@wbwife @fleabag123 it's so frustrating isn't it? The the house I was originally buying, I put the offer in in mid november, they didn't send the paperwork to their solicitors until the week before Christmas 🤨 that fell through anyway as the survey brought showed work had been done that didn't comply with building regs, and on further investigation there were no building regs and would've needed four different indemnities. I walked away. @teamrocket I hope yours show up with the paperwork!!

So things are moving on my purchase, contracts, land registry etc documents should be sent shortly for me to sign and return, only awaiting a few answers to queries now then we're good to go. However my vendors STILL haven't received the leasehold pack though they are chasing. They've also raised queries and searched requested so hopefully they'll be back soon.
They want to be moved by end of March. I want to be moved by end of March. I imagine it'll be down to this lease pack if we do or not...

Hi all, can I join? House went on the market on feb 2nd. I got ten offers! Offer accepted on my house on February 10th. Buying a new build property and my buyer is a first time buyer, so no chain. Fingers crossed that it should be smooth! My buyer must be making headway with the mortgage offer, as a valuation of my house was done on Monday. Barclays have approved us subject to valuation of our new build on Monday. But, it's been so quiet the last couple of days, after an initial flurry of activity. I want to move now!!

Removal men have been and gone (I was complimented on my packing skills) and now I’m cleaning like a woman possessed.

Completion on Friday and I’ve lined up a viewing on a lovely-looking house for Saturday (the first one I’ve been interested in for weeks). Fingers crossed!

Thank you @hartof and good luck on yoir journey too. Im worried as our new build are pushing for exchange on the 29th March, which is completely unrealistic. They did say that it would be ok as long as they could see progress, though.

Wow that's brilliant @Farontothemaddingcrowd ! Ours has dragged on and we're pushing for completion next Friday. Does that mean all choices in the house were made before you reserved?

Sellers wanted to complete early March, but then it is stuck on the defective lease issue and my lender has to look into it.

I already told the sellers 2 weeks ago (and even their agent agreed with me) that it is not worth risking the whole deal for just a few hundreds £. And had they gone ahead with a deed of variation, it would have been sorted by now.

FFS, they have two kids who need to start new school, and according to the agent, are very "anxious". So why do they this to themselves is beyond me! Angry

Ahhh people are so annoying.
We had to pay a lot on indemnities on our previous house, about £650 worth!! But we did it as it was easier to just get done and quicker. X

@hartof it was fully built except for flooring, which we've chosen and is in now. It did mean we got loads thrown in for free. I'm stressed by the process when it goes quiet though!

@teamrocket I really hope they locate the paperwork....do you think it's just a misunderstanding or do you think it was genuinely never signed off?
@farontothemaddeningcrowd welcome Smile I am leaving a that I went into new build. I love this house but the location isn't ideal... people slate new builds but I absolutely adore them

My new house is 15 years old and I just cant believe that I need to do diy when I get in...TODAY

No idea what to expect does someone call me and tell me where and when to drop my keys off??

@Milly90 - how exciting. Make sure you have a glass of champagne before you start on the DIY. Actually maybe do the DIY before the champagne if your DIY skills are anything like mine.

Two more viewings booked. One on Friday and one on Saturday. I keep telling myself we only need one offer.

I'm a bit bored of it all now. Heaven bows how @TokyoSushi has kept it together all this time.

A lovely update from me, it turns out that if we don't have everything back by tomorrow and exchange then my buyer will need to apply to extend her mortgage, because of the type of lender, that will take up to 6 weeks. Which would take us to week 34, Thirty fucking four!!!!

A copy of the amended lease signed by both the leaseholder and the property management company. I suspect this is something that can only be produced, in time for tomorrow, by unicorns! 🙄

@Milly90 happy completion day! Bet you're so relieved. To answer you're question, I'm pretty certain that they just don't have them. We've given them an ultimatum-get them or we're out. It feels like they've hidden this right till the last minute which doesn't sit well with me at all...
