Receipt of deposit from rental tenants

I know this has to be registered with the DPS but is there anything else I need to do ? I read something about another action within 30 days but not sure what it is. Thanks

You have to let the tenants know where you have registered their deposit. Have you giving them the Guide to Renting, had the landlord's gas safety check carried out, arranged for an inventory to be drawn up?

Do yourself a favour and join a landlords' association for access to guidance and advice. Far better than asking on forums like this as and when. You need to protect yourself, your tenant and your property.

You need to issue a gas certificate within 4 weeks iirc. What else may you have overlooked? Even if you employ an agent the legal responsibility lies with landlord.

Aside from safety checks, you need to send them a copy of the deposit Protection certificate, with a copy of the guide for tenants.

I always post them two copies of the DPC, ask them to sign one and return to me, and enclose a SAE for the purpose.

Presumably you have already run relevant pre-tenancy checks - financial and right to reside in UK? Is it a single tenant or hmo? Have you informed mortgage company for permission to rent, insurance company and freeholder (if relevant)?

You need to provide them with
A valid, in date gas certificate
The deposit certificate
The EPC
An address they can contact you at in writing and a number either for yourself or a managing agent
The government how to rent guide
