buying land to split

Can anyone please advise on this?

I am hoping to buy some land with my parents, to then split for us each to have a portion with a property on it (farmhouse and barn to convert if that makes a difference).

The portions will not be the same, theirs will be bigger and worth more. I will then mortgage my piece, they won’t have to.

Is this even possible? Should we buy in joint names before splitting the land, or can they buy it and then sell me my bit? What should we be wary of?

Any advice would be so appreciated before I take steps down this path - if it’s not possible I won’t take it further, and if it is possible we will of course appoint a solicitor for professional advice. Just looking at land for sale right now and don’t want to waste time.

You and your parents either simultaneously exchange contracts for your bit and their bit or you buy it jointly and then split it immediately. The seller will probably prefer the latter.

Would buy it jointly affect negatively in any way eg stamp duty as I already have a property
