2 storey extension.

Hiya, we live in a 1930s typical semi. We want a 2 storey extension out of the back. Has anyone done this and can give me a rough idea of cost? We will be extending kitchen and adding a bedroom. Thank you X

You can work it out at roughly 2 to 2.5k per square metre, depending on the level of finish. This is assuming you won't be doing parts of it yourself. Don't forget there will also usually be vat to pay as well.

I think it varies massively depending on where you are in the country.

We did it 2 years ago. Spent about £2k per square metre (per storey) plus VAT - included windows, doors, plaster finish, electrics and plumbing, lighting and fitting of bathroom fixtures. Bathroom fixtures themselves, kitchen, flooring, decoration etc on top of that.
