My house listing has been live for over 2 weeks now & is generating no interest, we’ve had no viewings and have none lined up, I would really appreciate some feedback. We have loved and enjoyed the house however it’s time for our next chapter and have found a property so the race is on. There is not much in the area to compare with and Would love some feedback on how appealing (or otherwise!) it is
All advice and feedback welcome!
Is it just the current market or is there something we can do/change to generate interest & viewings?

Very nice and clean. It seems well appointed. It’s hard to take a nice picture of the garden at this time of year. Do you have a picture of the garden in the summer?

It looks nice and modern. I think the photo of the front of your house should be taken front on instead of at an angle because the angle highlights the slightly mossy drive and small side window and makes the house look a little small. I also think there's a lot of grey in your decor which is a bit depressing so if you paint some of the greyer rooms that might cheer the place up a bit?

I think it looks lovely, agree with the pp about the angle of the full house shot but don't think that would put anyone off from having a viewing. Mine was on for 12 days with nothing then suddenly a flurry of people and 2 offers on day 14 so don't be too worried yet 👍

I don't know why no-one is viewing as it looks great- but- thanks to Brexit things are tough out there! Realistically if I was a buyer I would wait until the end of March to see what happens.

Small things you could do:

  • ask the agents for a better / more helpful floor plan with measurements and compass etc. Buyers want to check the floor space and compare.
  • I disagree with the painting suggestion as buyers want to know they can put their stamp on things so neutral paint is good- but a few cheap colourful accessories like cushions and wall prints would achieve the same "lift". I think this would help, in the living room especially. Books can achieve the same warm / homely look.
  • perhaps think about sprucing up the front / entrance with a free bright pots/ hanging basket

Can the front of the house pic go first - I never look at houses with an interior shot first as it implies to me the house isn't nice from the outside.

I think a front on view showing the drive would be useful as that’s not clear on The photo. Also having the exterior as the front picture works better for me as its potentially easier to spot if the house is in the location/ type you want without having to click on the listing.
The dining/ living area looks a bit like a corridor and as though it’s not really used for either. Maybe some pictures up or taking out he sofa and making it just dining with some other furniture in too eg sideboard and lamps so it looks cosy?
Finally the bed in the second bedroom looks like a kids bed, can it fit a double?

I’m being picky though! Afraid I don’t know the market there to comment. Extension looks nice Smile

I think I would have then second bedrooom set up as a kids bedroom to show that it can be a family home. It’s set up as a couples home at the moment.

Talk to the estate agent - it hasn’t been on that long, but if it’s not generating any interest the price must be too steep for the area.

If there are buyers looking in the area and the price is right, slightly different pictures or floor plans won’t make any difference. (I have sold a lot of houses).

It’s number of bedrooms, price and how much work people think is required. If hey are anyway interested they will make an appointment to suss out the rest.

But your estate against will know what is going on in the market.

Lovely house, but there is another for sale on your street for 10k less. I'd imagine that's why. When did you buy it, and how much did you pay? Is there a reason for the price difference between the two as they look very similar to me.

First photo should be the outside of the house from the front.

Bathroom looks a bit dark to me but that’s more just a personal taste thing.

I’d bung some interesting cushions on the beds, make it look more homely.

Otherwise... it’s really nice, but I don’t know the area to comment on price.

The mix of the downstairs confuses me - 2 lounges with a dining table in one of the rooms?

I’m not far from you, so know the area. There’s some 3 beds going for slightly more in Southwater and Pulborough which are more accessible in my mind. The Southwater properties are new build with stamp duty paid, too. There’s also 3 beds in Henfield and Storrington, perhaps not presented as nicely as yours but the extra space would be attractive.

I do wish you luck, I’m sure it’s a tough market.

I looked at the pictures before I read other comments and I immediately thought what others had said, first picture should be a good full picture of the front of the house from the garden or road.

Can you take a pic of kitchen through the window, to me the rooms are spacious but with a tiny kitchen which would put me off. Also can you remove the suite from the dining area, or swop it for a basic 2 seater type or a kallax type unit, it would make it flow better and show it's space for the mindset of a young family of being a dining/play room. it's a lovely house though, good luck

Ditch the first photo - that white block at the right hand side looks like a glitch on the website.

Ditch the second photo and replace with on from the front face on.

Put some potted plans in the garden if you can for the third photo - looks really bare.

Put a picture above the bed in the eighth photo as the headboard/wallpaper merge into each other and make it look cold.

Totally shallow suggestions of first impressions from the pictures.

Your house looks beautiful by the way and all the other photos are perfect

There's nothing wrong with the house and I've no idea if the price is right but I'd be put off by the 2 living rooms merging into one. It looks like there's nowhere to escape. Also, I think the kitchen looks like it's been updated (tiles painted) but could, possibly, do with replacing?

Market info says you bought 3 years ago at the height of the price increases just before the Brexit vote. Unless you live in one of the rare places that do seem to exist but are few & far between, then you are overpriced I'm afraid. Where I live (South East home counties commuter town) houses almost identical to my old place (3-bed semi) were selling for 430k in March 2016 when you bought. Prices have reduced here & we completed at 385k in December, so prices here have gone down 10.5%.

A similar reduction, if appropriate, would put you at 260k. Sad It really is a shite market at the moment. Unless you need to move then I'd wait tbh. We are moving house in the morning. It took us 2 years to get to this stage. I was not happy to see my house reduce from its original asking price of 425k to below what a fixer-upper next door but one sold for in 2016, but the market had spoken. Luckily during the 2 years we were able to save up, which allowed us to buy a fantastic new build!
