Critique my listing

My house listing has been live for over 2 weeks now & is generating no interest, we’ve had no viewings and have none lined up, I would really appreciate some feedback. We have loved and enjoyed the house however it’s time for our next chapter and have found a property so the race is on. There is not much in the area to compare with and Would love some feedback on how appealing (or otherwise!) it is
All advice and feedback welcome!
Is it just the current market or is there something we can do/change to generate interest & viewings?

Other than being incredibly expensive (you can get a four bedroomed detached for less than that here) it's really nice. Modern, clean and it looks roomy. I can only assume there are lots of other similar properties to choose from in the area.

It's price - and the fact you can still see the previous listing from when you bought in sold prices on RM.

The kitchen units have been painted, not replaced and I don't know how good they look in real life but I can tell those tiles have been painted at first glance. The sealant around the bath and grouting at the shower end look grubby in the photo.

It’s lovely! The only photo that puts me off is the kitchen, I’d get another photo taken with only the kettle and toaster out, and put the other things away. It makes it look small and with not enough storage and counter space

Demand for a 2 bed with big lounges won't be huge, maybe if it looked family Home it might do better.

There are houses in that style near here and they are really small and look it from front on. Suspect the agent was trying to make it look a bit bigger by taking the exterior shot from that angle. Doubt it's fooling anyone though. It's a nice but small house that costs a lot. Like others, I suspect the price is the issue. You're on an estate of similar houses - what have the most recent sales gone for price-wise, are you aware?

Hang on - the house is listed twice, at two different prices. See this. This is confusing and will not be helping. Are you aware of this second listing?

It looks very nice. It's difficult to critique it without knowing the area and being able to compare it to other houses for price but it's well presented and tidy, clean. It is a very funny time of year to sell though - I worked as an estate agent for a while 15 years ago and generally speaking the market won't pick up until the end of March/spring time.

It's okay, but two things-

  1. the picture of the kitchen looks a bit small
  2. you've increased the price by £30,000 since 2016

Another one agreeing it is the price, sorry op. It’s isn't a good deal for any buyer to pay you £35k more than you paid under 3 years ago when the market was better.

wowfudge that’s the Homewise advert - they always catch me out! It’s a ‘reduced’ price for over 65’s, which is an equity share or something.

My point is that I doubt the OP has been told about this and you have to read the description to see what is going on. Plenty of people only look at price and the photos.

It would be better not to have this other listing for the same property. And especially not when this thread is advising that the issue is the price.

ie, it’s an accurate representation. Given all the unrealistically staged photos in rightmoveland, this is a plus, in my book.

It is reminiscent of a badly decorated rental – though the quality of the photo is so poor it’s difficult to tell how much of that is the paint job and how much lossy artefacts.

As usual, looks like it’s priced according to what a seller needs, rather than what it’s worth.

Nothing wrong with the house. The listing can be tweaked but it’s not going to be a magic result.

According to 2 mins research. Prices in your post code have gone up 3% since you bought it so £9000 but in the past year they’ll have started to drop. On this little research I think you should market at just above your original purchase price.

The old listing is odd. They’ve put the coffee table on its side against the wall...... guess to make it easier to walk past but very odd for a photo.

Kitchen photo is terrible and the floor plan is only of downstairs? Also the floor plan describes both rooms as a lounge.

The blurb is really, really badly written! way too try hard and generally shit "plus the all important garden shed" WTF?! I don't think they know who to target their audience at so are trying for everyone and missing the mark I'm not sure the "what the owners say" section is helpful either.

It describes downstairs as open plan living but you can't get a family sized table in the kitchen.

As pp. Fron not side view.
Good layout of living area. Bedrooms ok.
Kitchen and bathroom are a bit small, which might put some off.
Garden is great.
Parking great.
Interior looks very neat and tidy, which is good
I don't like grey but I'm not a potential buyer. If I was it would put me off.
Floorplan looks ok apart from the kitchen is at the front.

The one thing that jumped out at me was the asking price compared with what you bought it for. Might you be asking too much? I'm not in the area. There seem to be 4-beds available for about the same price.

2 weeks isn't long.

I can’t comment on the price I have no idea but It’s a very odd layout in my opinion, a lounge tacked on the back of the original lounge, so you have what looks like a huge lounge/2 lounges and the rest looks like a fairly small 2 bed starter home so it jars, the middle lounge would only really be used as a through room so is pretty much wasted space, I see you have a table in there but needs to be far more defined as a dining room, as that is the room closest to the kitchen, so I would move the table to a more central position and the room is big enough to take a good sized dresser or sideboard, and get rid of the sofa, people really don’t have much imagination you have to spell it out to them, redefine the space and also define it as a dining room only on the floor plan, it will make a bit more sense to people then I think.

Price is too high. You need to be at 295 at the most.

That's the main issue imo. The house itself isn't to my taste but I can see that it's pretty pristine and spacious, with a manageable garden.

It looks a little cold and sterile though. Books, a bowl of fruit, some cushions, rugs etc would probably help. Particularly at this time of the year, people want something they can imagine get cosy and comfy in on a cold evening.

I would get rid of the 'owners blurb' too. I genuinely don't want to sounds harsh because I can absolutely believe that it's been a lovely family home for you, but a two-bed semi on a modern estate is just that, a lovely family home. A 'rare gem', however, it ain't. Sorry.

It’s a lovely house, photos are great! I never read listings so can’t comment on that. If no one is interested it’s the price that’s wrong. Don’t waste your time energy or money on such minor alterations, chat with the EA about the price would be my advice!

It’s the price. It’s on for 30k more than you bought it for but you don’t appear to have upgraded it. The general rule is no viewings, price is wrong, viewing d but no offer, something wrong with the house n

I agree with a new main photo, the original is just showing masses of bricks. Straight on photo would look better, the windows are the eyes of the house, so make sure the curtains are lined up. If next doors garden has more colour, include a bit of that.

Put all the kitchen stuff away, it's making the surfaces look cluttered and coloured co-ordinated toasters etc are not to everyone's taste. The herbs look nice though, maybe add a stunt tea towel draped somewhere and a couple of nice recipe books?

Only one photo of the TV room - the one where the TV looks smaller - the one from the left makes it look even more enormous.
Some large, patterned cushions will add some interest to the room.

Flowers on the dining table would be nice.

It is an attractive, clean & tidy house, it just looks a little bit unlived in - apart from the kitchen. Good luck with the sale Smile
