My house listing has been live for over 2 weeks now & is generating no interest, we’ve had no viewings and have none lined up, I would really appreciate some feedback. We have loved and enjoyed the house however it’s time for our next chapter and have found a property so the race is on. There is not much in the area to compare with and Would love some feedback on how appealing (or otherwise!) it is
All advice and feedback welcome!
Is it just the current market or is there something we can do/change to generate interest & viewings?

Looks like a lovely home that is well maintained. Garden is a blank canvas. If the price is reasonable for your area I would view.

The lack of storage space would concern me. Maybe pictures including the built in wardrobes might help, plus measurements/ pictures of the cloakroom.
I’d also arrange the furniture in the two lounges to make 2 defined areas and less of a corridor.

Sorry, OP, it’s definitely the price. Two weeks isn’t long and you never know, but I would think it would be extremely unlikely that anyone is going to pay you £35k more than you bought the house for just a couple of years ago in a much better market. Especially when it hasn’t been upgraded at all. The first thing anyone is going to do is have a look at the price it was last sold at.

I would wait until after March if that’s a possibility. I think people are nervous about buying (certainly in my area they appear to be). I’d also seriously consider reducing your price.

There isn’t anything wrong with the pictures. It’s not a house that’s going to appeal to everybody, but no house does. I have to admit that, like another PP, I did do a mini double take at the “rare gem” bit about a fairly bog standard semi on a development of identical properties. Might be worth slightly changing the listing description there, but that’s a minor point and there’s nothing else really wrong with it except the price.

I live just down the road. There are three bedroom houses in Storrington/Thakeham/Pulborough/Findonfor the same amount or less, and two beds in the same areas from 270,000.

Ashington seems to get crazy prices, no idea why, but even so I think yours is over-priced OP.

This listing shows more obviously that your kitchen has been painted over. Nothing wrong with that but lots might see this as a house that "needs" a new kitchen.

I'm not an estate agent, but I work in marketing. Every word counts, and of the paragraph that shows before you tap for more info 90% of it is poetic waffle that tells me nothing about your house, and which everyone can see is just waffle.

How much stronger would it be if that first paragraph mentioned spacious living area, generous garden and close to outstanding schools, for instance, as opposed to your fictional friends?

The price is too high.
Also, to be absolutely honest I would personally be bit nervous that it's back on sale 2-3 years after you bought it. I would wonder if there was a problem with neigbours.

Lots of younger people move on in 2/3 years if they don’t have children. This really isn’t unusual!

However the price seems high. If you really want to sell: £299,000 and no offers. Takes it under the magic £300,000. What agents value a property as worth, and what somewhere is actually worth, can be two different things. With two beds it’s not really a family house. Many families want three beds. Therefore the market might have been investors for renting out but it’s too highly priced for them. I had to reduce a property to offload a year ago. 2 bed and smaller but it went to an investor and not a single family looked at it, despite an excellent school just down the road. Unfortunately investors will be put off by the current trading conditions and the extra costs of being a landlord after the new legislation comes into effect in June.

Honestly? I thought it all looked lovely. Neutral colours etc but I really didn't like the red accessories in your kitchen. Could you get some more neutral ones for the photos? Other than that it all looks fine.

Many younger people move for work and it’s not always planned. Many upgrade to a family house after a couple of years too whilst the income levels grow. If you look around a nice neighbourhood and road, I wouldn’t worry about neighbours if an owner is moving on fairly quickly. Flats especially can have a fairly short ownership
span.
