Damp patch outside wall???

Have a large damp patch on the bedroom wall.
It’s an outside wall
Up at the top
I’ve had gutters done, roof checked and it’s still come back.
Only bought the house a year ago.
It’s outside walls are painted and the paint looks to be coming off on the outside where patch is.
Any ideas?

roof, gutter, or plumbing in loft. post some photos please

First one is the bedroom wall, it’s an outside wall
Second one is a random small patch that appears in the corner of the bedroom ceiling.
The property is a rental, tenants are moving out soon( they are relatives)
She said it comes and goes. Worse when it rains.
Have had roof checked and repaired by 2 different companies and gutters have all been done.
Next door has the insulation cladding, about 10cm wide. It stops just under their gutter.
Do you think the rain could be collecting on the ledge then running off down our wall?
The damp is right next to their house.

If you can get in the loft with a torch and take more photos that will help.

plotos of the outside will help too.

If, as i suspect, the highest leak is above gutter level, then it is roof or plumbing.

how did you choose your roof and gutter workers?

Can’t get up there until Monday so will do pics then.
Roofers, one we have used a few times on our own house, he’s retired so is away a lot so hard to get hold of.
The other and the gutter man came recommended on a neighbourhood site I’m on.
