Sutton borough or welling

Can someone please help
We are thinking of buying property but we get confused between these two .we started looking .welling has good schools .decent houses to live and some grammer schools
Sutton has the shittest houses .old and I can imagine selling for 500k just because they are in catchment area of outstanding schools like cheam area is so expensive .can someone please explain

Surely it depends on budget... Sutton is more expensive because it has grammar schools. Welling is a bit of a dump imho

Both areas are good for commuting into Central London. Sutton is more of a multi cultural area with a shopping centre, Welling is a traditional white, working class area (although this is changing) with a hotch potch high st but all the supermarkets etc. Grammar schools in both areas and easy to get to nicer areas ie; 15 minute drive from Welling to Blackheath/Greenwich. Easy to get to the countryside/seaside too from either area. Welling is cheaper on the whole than Sutton to buy in. Both surburban and fairly safe as outer London goes.
