Buying first house - torture!!

We have been looking for a house for over a year - none have stood out to us until now. We’ve seen a perfect house, made an offer for asking price but can’t get a decision until tomorrow.

House prices in the area have increased 30k in the past year. For some reason it’s getting ridiculous!! For us to live there would be good for access to elderly parents etc and good links for schools etc.

I have a feeling we will be outbid as the house could probably get another £20k above asking at the current market rates despite it needing massive re-fit inside.

How do I cope with the stress of it all? Any tips for getting them to accept asking price and sell to me?

For information we have a 60% deposit due to inheritance and a mortgage accepted already. No chain so ready to move in. I’ve made the estate agents aware obviously but we were outbid on a previous house we tried to get due to someone being in a similar financial position and offering more money!

The house is unoccupied due to owner passing away.

It is stressful first time. Have confidence in your position as a first time buyer. Emphasise that you are ready to go - have the deposit and mortgage. Ask them to take it off the market if they accept your offer.

Do you have your solicitor and survey people lined up? If your offer is accepted then make regular contact with your solicitor to check how things are going and to keep the momentum up.
