Value of the house is more with Proximity to the tube or Wonderful Garden ?

I'm planning to upsize my house and 2 offer has been accepted in Harrow, London

  1. £890,000 - Semi detached, Ground floor it has 2 reception, extended kitchen ( well fitted ). W/C and have an average ( not very high spec ) conservatory with integral garage ( Its empty but can be used for office room etc ) First Floor - wide landing two good size double bedroom, one 88 ft small room and room above garage which is extending to the back 248 ft ( this room is not well furnished ) But they have small garden 40-50 ft because of extension and small conservatory. Very near to tube 5 minute walk but in a very quiet area and can park 3 car in the driveway.
  2. Other house is £850 K - Ground floor is same like other house albeit not extended to the back. W/C is in the garage. First floor has 2 good size double bedroom plus 3rd bedroom 10*8 ft. 4th bedroom is in the loft, which is well furnished. Its wonderful garden 70 ft ( House is in a slope so small stair to go down to garden ) 1.5 mile from the tube My Questions:
  3. Value of the house is more with proximity to tube or big garden ?
  4. Whats the advantage of having 4 bedrooms on one floor, people are saying because of kids its better to have 4 bedroom one floor and also going up and down could be inconvenient in the long run.

I have accepted offer for my current house ( Lucky !! ) thats why I don't want to loose my buyer and working hard in Christmas time.

Yes both accepted today but I would say no to one of them today evening or tomorrow morning. Thats why asking in the forum rather doing more research myself.

Both house is equal in size - one has loft other has room on top of garage. House with loft has wonderful landscape garden but far from tube ( I don't use tube much but also we are not a very big fan of garden ) Decent, not overlooking garden was our basic requirement. But things and personal requirement change with time and its going to be my last house till retirement thats why asking people who may have experience .

Yeah... that's a really asshole thing to do. I appreciate that under English and Welsh system anyone can pull out at anytime but I think letting two people think they have a buyer for their house knowing you were always going to pull out of one is really crappy. I wish people were a bit more decent about this whole process.

Its easy transport in a busy city.

Who wants a 70ft garden unless they are mad keen gardener - which you say you are not! It will become a millstone.

Offer has been accepted today morning and I have not even given my solicitor address ( Just a phone call ). One seller came back to me today morning after a gap of 1 week ( Probably negotiating with someone ). I don't blame the seller, obviously they would like more money for the house. Both house is in the market and I bet if you call them today agent will show you the house and if your offer is more than my price, they will withdraw without a second thought or will ask me to go up in my offer.

Basically still in the negotiating stage, I will say no to one of them tomorrow morning.

First one without a shadow of a doubt. 5 minutes to the tube is worth anything.

A big garden can be a lot of work - and the step down thing wouldn't be a big draw anyway.

I also think it’s pretty awful to have 2 offers accepted at the same time. I’m surprised the estate agents haven’t found out.

But I suppose many people say all’s fair in love and house buying. Better hope your buyer hasn’t had another offer accepted on another house they like more than yours.

Tbh, your whole question is odd. Why do you care so much about value if you're planning to live there a long time? Which do you actually prefer? Which is best for your needs?

Agent of near tube house called me today, seller won't take house off from the market immediately or I need to pay 20K more in the price for the house to take off from the market immediately, Basically open to viewing. I told him very clearly about my situation and about other house under consideration. ( He thought its a bluff ). Agent advised me to wait till 2nd week of January.

Because we liked both houses, we confirmed other house; offer letter being generated and house will be off from the market.

Why would they take the house off the market when you're very clearly still keeping your options open? I wouldn't take my house off the market for someone who's got an offer in on another property!

you show yourself to be not serious. very poor behavior.

buying and selling houses is very expensive and both buyer and seller have to spend serious money before contracts are signed. when people pull out of an expected sale it costs the other party THOUSANDS to start again.

no one is interested in doing business with someone who makes it clear from the get-go that they are keeping their options open that they are keeping their options open and may yet choose to drop out.

I would only consider such an offer if the offer was way over the value of the house, such that I had a chance of making a better return on the gamble if it did go through.

This is a very strange thread. You can technically put offers on more than one house, but it's an awful thing to do. As for telling them you've done it? Well with respect I'd say that you would appear a time waster.

As for the original question, the house near the tube will sell better always. I'm not surprised they didn't take it off the market given you weren't committed.

To make things clear, please read my message completely. Offer was NOT accepted completely, it was in the final stage of negotiation phase till yesterday when all ( me, agent and seller ) confirmed.
