maghull local plan

Maghull local plan should be avoided at all cost, we have to vote against it as we are being lied to by sefton council, our land is already being sold off by a company called Trafalgar Properties who are based in Dubai they own all the land in green lane right across to the Running Horses in Lydiate, all the land next to Green Park school & St.John Bosco, this land by the schools has already been sold to developers, you can go on their site & click on UK land or go on YouTube & type in Maghull land & you will see 3 phases all designated for development,they owned the land in Green Lane which they sold to Redrow Properties. This will impact on our schools especially Green Park/St.Johns Bosco as they will have to build more schools as these schools are already full, there will be more traffic & there will be utter chaos, so please vote NO to the local plan

A bit late to the discussion but I came across this post and wanted to reply. First, the land at Green Lane... Trafalgar Properties are indeed based in Dubai and they're basically convincing people to buy smaller parcels on the land for investment, saying they'll be worth a lot more in the future when a developer gets planning for houses. The bottom line is, Trafalgar Properties tried to submit representations to the council when there was a call for sites to review for the local plan. The council disregarded this site very early on in the process because it is not sustainable to develop for houses - the main reason being access due to the canal bridges and route through the Green Park estate being the main routes but none of them would sustain that much traffic. Trafalagar have continued to lead purchasers on by saying that they're promoting the site...they're not, the council stopped that right at the first stage. This site will 99% never get planning! Unless there's a major new road built up to it in the very distant future perhaps but that's very unlikely! Also, even if this did ever get planning, the fact that the site will be owned by hundreds of different people will put developers off! Imagine trying to buy one parcel of land of hundreds of people...legal nightmare. Trafalgar are making a lot of money from this, but the owners of the plots they're selling off have wasted theirs. Nothing is going to happen on this land, and fortunately, the local plan setting out exactly what the parameters of permitted development opportunities should be has helped that. Also, the Redrow estate on Green Lane wasn't sold by Trafalgar, the Parkhaven Trust sold the land to Redrow directly.
