We need to move for a variety of reasons and need to be settled by next Sep when our youngest DC starts school. Both our previous house sales have taken 8 months plus so I'm keen to get going. But...it's a bad time right?!

We're having our house valued next week. It is in a desirable area with not much available. But we're moving to a similar area and there is hardly anything on. I have my eye on 1 house which has been on 10 months and think it hasn't sold as it only has a terraced front garden. Otherwise it's the perfect location and house.

Can we put a cheeky offer in? Or wait till proceedable. Presuming we can haggle EA fees to sell ours. When should we put ours on? Now or post Christmas or just hold tight till Spring when there are more buyers/properties to buy...but then there is Brexit!?

I'd just do it now. Put your offer on and your house on the market. People look online over the Xmas period.

Oh yes, don't include Xmas decorations in your photos as this will look dated by next year.

Seldom will an agent accept an offer to be put in if your house isn't on the market and you've no proof of funds to buy otherwise.

If you want to sell then price sensibly....don't just go with the agent with the highest valuation... definitely haggle on fees
