Moving to Warrington West

Hi

I'm moving from Newcastle to Warrington with a budget of around £200k and need to commute to Manchester and Knutsford.

I was looking at Great Sankey (in particular, Lingley Green and Chapelford).

Does anyone know anything about the 2 locations? Is there much of a different between them or is there one you'd choose over the other?

The reason I like the area is because there will be a new train station making it easier to commute to manchester and houses are still affordable.

Hi Op,
Warrington girl here. Chapelford is all new housing estate and still being built. It has had some issues with antisocial behaviour in the past and there are probably nicer areas you could look at. Try Penketh, Great Sankey, Woolston, Stockton Heath, Grappenhall (no train station though) - all older housing stock and the latter an easier drive to Knutsford. Grappenhall & Stockton Heath pricier though. Does it have to be Warrington? Just thinking of your commute to Knutsford. Warrington traffic can be hellish as can the drive down the M62 to Manchester.

May be worth looking towards Northwich?

Altrincham has a tram link to Manchester and easy drive to Knutsford but it is expensive so you might not get loads for your money. Timperly and Sale also on tram line and worth a look.

Yeah I did look at a lot of those places but they were all out of our price range - especially Altrincham and Timperley, I cannot believe how expensive it's got!

Would you say Lingley Green is better than Chapelford? (albeit I'd need to look at the commute aspects). I've noticed there's a lot of new developments in that area too.

Warrington has lots of new estates shooting up. It's really growing fast, probably because of it's prime location so close to Liverpool and Manchester.

I would say Stockton Heath, Great Sankey and Chapelford are your best bets for value for money. I have family in the Great Sankey area who have nothing but positives to say about the place. Plus it's really close to the M62. And Ikea!!

I live in Warrington
We lived in kings wood and now live on a new estate in Latchford
Have you looked at Woolston easy for the motorway both M6 M62 and M56
Lingley green is quite far out and chapelford is ok but you need to do your homework

Fatted, would you recommend the area near Great Sankey High School?

Yeah I looked at Stockton Heath and I thought it was quite pricey (a 2 bed terrace would set you back £200-230k)

I don’t know the area around Lingley Green very well, except that it’s home to United Utilities! The house you linked to looks rather nice, you definitely get more for your money at that end of town. And as pp says, Ikea is just up the road 😀
I’ve family in Penketh, Whittle Hall & Woolston - all very happy where they are. Penketh & Woolston have older housing stock - Penketh has a train station and Woolston is close to Birchwood for the Manchester line.
Gorse Covert might be worth a look, handy for M62 and for station. Culceth is a bit further out but has a little village centre. Newton Le Willows is decent, has a train station too but commute to Knutsford might be tough.

I live in Warrington too and work in Knutsford (small world!) I live in Thelwall which is around a 20min commute. It's on the south side of Warrington which is generally nicer but more expensive than the north/west/east (the Ship Canal is pretty much the divide for property prices)

If you can afford to buy south of the canal they're all good areas - try Statham for cheapest. Otherwise definitely look at Woolston which has some nice estates and is a decent area, also Birchwood and Padgate which are close to M62 and M6.

Chapelford is a huge new estate of houses in Great Sankey. Personally I'm not too keen on it although the houses are big and you get way more for your money than the areas above. It's grown incredibly quickly and there are dozens of sprawling estates with thousands of houses. The surrounding infrastructure has suffered, and I agree with a pp that said it's had anti-social issues. Other parts of Great Sankey are quieter and nicer, and not so crowded (try the area between Hood Lane and the A57)

I don't know Lingley Green that well but I do know that the traffic at that motorway junction of the M62 is an absolutely nightmare.

Ps. Steer clear of Orford, Bewsey, Longford.
