Would I be insane to buy a house in Carshalton?

I don't know much about the area.

We were looking in Sutton but everything expensive. I've spotted this house and it's doable, plus the garden is great.

But I mentioned this to a friend who seemed horrified that we would buy there, then suggested Purley which we can't afford

That part of Carshalton is at the beginning of the large St Helier estate which runs up past the hospital to Morden. I would check out the area and see what you think.

Positives are decent transport links: bus to Morden and then you've got the the Northern Line, trains from Carshalton to Victoria in 30 mins, bus to Croydon in 30 mins, Carshalton itself has gym, swimming pool, nice park, library and Surrey hills only 30 mins away. But traffic in rush hour is AWFUL and there are rough bits. If you have/want kids then check out the schools - apparently the good ones are all grammer schools.

Further south past the station is the 'nicer' bit of Carshalton but obviously gets more expensive. You would get a two bed flat for the same money but not a house a mile down the road.

It is a good location. schools good even if you don't get into the grammar. Are you parking a car though? That's the only drawback there.

Hi, I've lived in Wallington for 9 years and have recently thought about moving to Carshalton to get more house for our money. We've decided to buy a slightly bigger house in Wallington as we didn't like the parts of Carshalton we could afford.
