Home survey report- what should I do?

The home survey has come back on the property we are buying. All generally fine but they make some recommendations that I'm not sure whether are worth bothering with:

  1. There is a flat felt roof over the garage and entrance hall- looks in reasonable condition but we should get a flat roofing expert to look over it
  1. Get an electrician to check the electrics (doesn't seem to be anything wrong- are they just covering their backs?)
  1. Make sure boiler has been annually serviced. (Documentation says last service was May 2017-worth getting them to do it before exchange?)

We are first time buyers so new to this game! Don't want to waste money but equally don't want to be hit by problems in the future

Sounds par for the course. No deal breakers and entirely up to you how you pursue it. You can get a service contract on the boiler with an annual service when you move in. Seller is not obliged to do any of those things.

Do I bother getting a roofer in? Probably wouldn't be a deal breaker anyway

Flat roofs have a fairly limited life, 15yrs isn’t unusual. I’m not sure I’d bother with a roofer personally.
