Should I chase estate agent?

I posted previously about them taking ages to list my property. This is the third week of a 16 week contract and I have heard absolutely nothing from them re offers or even viewings. I am selling a really nice freehold flat in a great location, with no chain. It is also priced very fairly. Should I be chasing them at thus stage, or should I leave it a week or two longer? I haven't sold before so I am unsure of what's typical. Any comments from experienced sellers gratefully accepted.

Yes, absolutely chase them! 3 weeks with no communication from them is unacceptable and unprofessional. Don't be afraid of making some simple demands, tell them you expect a call at the end of every week with an update for you, you need to know what they are actively doing to market your property. Well you won't receive offers without viewings. So that needs addressing

Advise is the usual - firstly are you priced right? No viewings is usually an indication that maybe you aren't

You've checked out your own listing on Rightmove, right?

Checked for rubbish pictures, lukewarm/inaccurate wording ?
The agent's provided you with Rightmove view stats?

Yep, you're probably contracted to pay your estate agents a fairly huge sum of money for the job of marketing your house.

Of course they need to be updating you weekly, and discussing the situation.

Personally I'd be ringing them daily if I wasn't entirely happy.

Thanks for all your replies. It is listed on Rightmove and Zoopla, where it has had a lot of views. Photos are great. There is also a video tour. The initial blurb was terrible and we had to correct several major inaccuracies. It is now fine. The price is very fair. It has a pretty new boiler, new windows and is spotless...we had it cleaned and painted when the tenants left. It isn't cluttered, just basic furniture, as we are living in rented at the moment. It has shared use of a garden, with just six flats in the building, allocated parking and is right near a small train station, with access to the city centre in five minutes. It is also freehold and the agreed communal charge is low..but with plenty in the bank to cover any issues that should arise. I would be surprised if there were no viewings, even at this time of year.
I shall chase them. It is so annoying. It has been one issue after another with the letting agents, and now this with a different company. They all seem pretty useless!

Update:
I called them and they sent me a marketing report: 535 views on Rightmove over past three weeks.

They have one viewing booked for Saturday. One viewing. No one had been to see it yet. This is ringing alarm bells with me.

I have checked the price against others in the area and it seems right. I guess I shall have to wait and see.

Your EA could be incompetent or equally buyers could have dried up in your area. Are you keeping an eye on the local market - what's selling, how long it's been on the market, land registry sold prices etc?
In our area those that are priced fairly or willing to take offers are selling but overall there are fewer buyers and of sales agreed, more falling through.
If you want to speed up the process dropping the price is the usual advice. Low number of viewings is usually an indicator of being priced too high for the current market.

How about getting a friend to do a test call, and see how the EA is handling the enquiry? are they just telling people the bare minimum, are they actively encouraging viewings etc? Good luck

That is a really good idea. I shall see how the viewing on Saturday goes and then might do this later next week. Thanks for the idea!
