Can any Landlords help? Do I have to pay agent renewal fee if my tenants stay beyond their lease?

We have tenants in our rental property who signed up for a year. The year is nearly up and they want to renew.

Do we have to pay another fee to the lettings agency (**ing Foxtons, London) who found the tenants for us? We manage the property ourselves and are keen to avoid having to pay another 7% lump sum to the agency for not doing anything.

I am aware there have been some people challenging this - but am not sure of the outcome.

No one needs to pay. Leases roll over after the initial agreed tenancy so your tenants can stay on at the same rent as originally agreed.

If you want to change the agreement (ie increase rent or anything else) then you'd need a new lease.

After years of renting (in Scotland and England) I know the rules :)

Surely this depends on the Table and C's she signed up to with Foxtons when she first instructed them? You need to find that document or email OP and read it to check. If your tenants simply stay on and no action is required by the agents then I would argue strongly nothing is payable to them even if their Ts and Cs state it is.
