Probably a silly question but wanting to put an offer on a new build, currently for sale for £695000 reduced from £795000, would it be cheeky to put in a lower offer given the large reduction already? We have a buyer and they are not in a chain so in a pretty good position. Any advice greatly appreciated.

You can only try. In my experience you are more likely to be able to negotiate on other things like them paying your stamp duty, contribution to legal fees, flooring or other upgrades than an actual reduction though. We are buying a house for 615k & they wouldn't budge on price, but we have got a large contribution towards stamp duty & flooring included as an incentive, which totals about 20k. Good luck!

Good advice thank you. Flooring is included but stamp duty and legal fees are good negotiating areas.
