A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

Prices do seem to dropping quite quickly where we are (London, zone 2, moving to Zone 3). We have seen a few we quite like, but still dreaming of the one that got taken off the market. If we do get an offer on ours, we’re going to reapproach the vendor and offer full asking price to see if they’ll reconsider.
Decent 3 beds between the £390-450k mark are going quickly, which is the type we’re looking for.
Mine is on for £650k and is a 3 bed, so I guess will only appeal to a certain market.
Feedback has been that people love the actual house, but although it’s in a secluded Close, it’s just off a very busy road.

MrsPatmore it will be 9 weeks on Monday since we offered. No chain and the house we’re buying is empty.

Our mortgage offer took 4 weeks, our lender did all the underwriting before valuation and it was Xmas/New year so that delayed things.
Searches took two weeks to come back, last one came back last Monday, or solicitor raised some queries and those were resolved yesterday.

We exchanged yesterday - hurrah! Good luck to everyone who's waiting.

Mine has been super quick but I am chain free, as is my buyer. I accepted an offer just under three weeks ago and it's a cash purchase so no mortgage etc. It's bonkers how fast it's going, because my own purchase took months! I am very lucky, I know.

I've also got storage, which is costing me around £150/month for two units.

After 6 offers/promised offers we have finally accepted a genuine offer from a couple who are proceedible and had an offer accepted on our purchase, hurray.
Our buyers are partially through selling so a bit ahead of us but hoping to complete on 22nd March. Our vendors are going to stay with family so end of chain. Not sure if 6 weeks is possible but have fingers crossed. We go on 2 week holiday beginning of April so feeling a bit pressured lol.
Things are definitely picking up thankfully.

Hopefully things will move swiftly Tulips. I'm guessing that Spring is a busier time for conveyancing so hopefully we're all just ahead of the rush. It doesn't sound like your chain is too long.

Timescales for us. We are 11 week's since accepting the offer on our house from FTB. They have the contracts now and reading them over the weekend so exchange should be soon (also account for the 2 week's Christmas holiday)

Buying wise I am only 6 week's in but very close to the end. My seller said he has a building sign off cert (they think...) so that should clear up that sticking point and we can move on to exchange there too!!

@MrsPatmore timeframe for us 14 wks - no chain, us in rented, them going in to rented, cash purchase, no issues. Only taken this long as the seller doesn't really want to move but has to for health reasons. I think it could have been done in 6 wks if both sides were pushing.

It's our fault really @BiFsWif my dh didn't have the rear extension signed off when it was done 13 years.

We were going to get indemnity insurance to cover this to save time as our buyer is in a hurry, but unfortunately our solicitor had approached building control asking for the solicitor so now it would invalidate a policy as the council have been made aware!

We were trying today to find a company today that will look at underwriting a policy anyway so are waiting to hear back on Monday. Our buyers don't want to wait for us to get the drain test needed to get a building completion certificate so we will be stuffed Confused

@TokyoSushi - you are close though aren't you? You must have the patience of a saint.

We're approaching 5 weeks since our offer was accepted. Our purchasers have just decided they will get an HB Survey (although their valuation and mortgage offer are already done). I think they were waiting for their purchasers to get their survey done (it was done yesterday). I reckon we'll be ready to exchange in a couple of weeks- aiming to complete at the end of March. We've signed our contracts and I think we've almost finished enquiries about our purchase.

@alifelessordinary - how annoying. I guess what's done is done though. Why are your buyers in such a rush? I'm sure you could get the drain tested next week. Do they really want to start the whole process again?

Waiting for one enquiry in the buyers sale but everyone has signed in hoping Monday or Tuesday
Never mind weekend of packing and taking stuff to the tip ahead of us ! Did everyone else who was exchanging exchange ?

We’re going to measure up for carpets etc today and taking the children to see it for the first time. Hope they like it 😂

Hi all. Nice to see there has been some progress. Loving it here at the new place despite a few blips. Our list of snags isn't massive, but there are 20 or so niggles we have found so far & our heating system seems to have a mind of its own.

The actual move was a bit of a palava. For the move from storage I'd packed up thinking about move 1 & what was going into storage or not so when we arrived at the new place I hadn't a clue where anything was going lol.

We went back to the flat after the move from storage to finish packing up there. Day 2 we'd done the final load & got the cat into her basket in my car ready to take to the house while waiting to hand the flat keys back to a representative of the short stay company we rented from. I attempted to move my car off some yellow lines it was on into the space behind it & it wouldn't start. Had to call the bloody AA out & have the battery changed with the cat sat in the car while we waited! Grin

The kids came back on Monday & as expected, (because they both have ASD) there were huge meltdowns about bedrooms. Eldest saying she is going to live with her dad & she wants to move again. Youngest crying in a corner. Heartbreaking!

Eldest starting to thaw a little by Friday & youngest gone to their dads for a few days because she can't live without internet. We still have no internet or TV so using our minimal mobile data. God knows when our internet will actually be working. TV will be here in just over a week. I'm sure everyone will be a bit happier & more settled when we are back online & have TV. Until then we are watching DVD's via a computer. Hmm Hopefully not too much longer!

My seller has confirmed he does have the original NHBC sign off certificate!! So that's sorted and we can move on!!

But my buyers asking for a boiler inspection to take place this late stage has thrown a spanner in the works. I know I should probably have been a responsible home owner and been on top of this! But the boiler is only 5 years old!

My solicitor stated in their contract that they require 14 days between exchange and completion otherwise it's an additional £7/800 is this normal?

Hope you're able to resolve the issues alifelessordinary. It must be difficult having come this far to hit a block.

I've never heard of a minimum time between exchange and completion. Sometimes you can do it on the same day! Perhaps it's to do with mortgage funds clearing?
Movingthisyearhopefully, sounds stressful but at least you're in and any niggles can be resolved over time.

We received the mortgage paperwork this morning but it had the wrong house number on! The valuation paperwork attached was at the right address luckily. Phoned them and amended paperwork will need to be sent out. Annoying but hopefully won't delay things too much.

@sandybayley my buyers want to complete asap as they want to rip down our current rear extension and put in the maximum 6m under the prior approval scheme. The council has said this ends at the end of May when the build has to be complete, so they are in a hurry to start.
To get a drain test for the completion the building officer told us we would have to get the drains cleaned, then a plumber to do a test, then get both the building officer and plumber in at the same time to do the air test. So this could hold things up a week or 2 potentially.

I'm going to see if I can get this insurance company to underwrite a policy on Monday, if not I'll have to get this drain test sorted and hope they don't pull out!

@Milly90 is it your buyers or their solicitors asking for the boiler test? Sure it'll all be fine.

It's their solicitor...tbh I don't think it's even their solicitor as its come from the seller directly so maybe someone personally advising her? It's not come through the legal channels is what I mean

I looked further into my contract and I massively over estimated how much it would be to push completion through sooner...I recon now maybe £300 and I'm willing to take the hit

All going smoothly my for us right now But I’m still expecting something to delay us.
Our solicitor has put forward a couple of queries now. He’s hoping to have an update by the end of the week.
