A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

@happychange You can either arrange the survey yourself or you can arrange it when applying for your mortgage through that company, I have done the middle ground homebuyer's survey twice and both were arranged through the mortgage company.

@happychange I work at a Surveyors firm. A full building survey is a much more in depth check than the homebuyers. The HB report has a fixed format so there's only so much you can fit into it. Full building surveys can easily be 70+ pages long. Best thing to do it go on one of the generic quote sites (really moving, compare my mom etc) get 4-5 quotes and compare each company against its reviews.

Anyways I'm on this thread as I have one property on the market. Agent description was full of errors which I corrected, photos are not at all that nice. One of the local high street agents. Had 1 viewing in two months before Christmas and 3 viewings booked in for next week. I will be changing agents once their contract runs out.
Have another property which is going up for sale next week with Yopa. Photos are amazing, should be priced about right. Fingers crossed.

I shall update as I go along.

Saw a house for sale today, slightly different area to where we are now and would require a change of school. But DC are only early primary so I think this should be Ok, and I prefer the secondary to the one in our current area (though both are very well regarded).
House was an interesting prospect as much bigger than anything else we've looked at. Lots of potential to extend and improve, though not in a great current state of decorative repair I think it's liveable for a few years. Will put in an offer tomorrow Shock

Another Monday and another opportunity for things to progress (can you see I'm trying to be super optimistic!)

My answers to the enquiries, the contract and the title deeds have been signed on my end and I hand delivered and posted them to my solicitors office at the weekend so when they get in they will be greeted by them....hopefully my buyers will receive their side of things to sign this week.

My seller still hasn't responded to enquiries or provided the management pack so this week is all about chasing them!

I shall be doing the same as you this week! Sounds like we're almost at the same stage. We have given the solicitors a completion date of 22nd Feb as my buyers want asap as does my seller. Let's see how close we get to it!

Hoping @MovingThisYearDefinitely had a lovely weekend in her new home. Hopefully warm and cosy?

Still proceeding here. Our purchase is going well and having digested the survey we feel quite happy.

Our sale seems less progressed so have just chased the EA to remind her we were aiming for exchange this week. This isn't going to happen but I want to know what our buyers have planned. They have their mortgage offer but there was mention they might get an HB survey but they haven't booked one. We've only had two enquiries from their solicitor as well.

I think they've had issues with their buyer (late change of solicitor due to lender panel requirements) so may be dragging their feet a bit.

DH and I are very organised and are frustrated that other people aren't! He has a spreadsheet of all the stuff we need to do, cost and when - including scheduling jobs when we move in!

Morning!

A week of chasing for us too, our buyer was chasing us on friday last week as our solicitor isn't communicating with theirs. Spoken to her and she said it's because she doesn't have anything to tell them as the developers sols still haven't answered all the queries.

We went to the development at weekend, despite us being told bathrooms were in there was a full bathroom suite in my front room. We've kicked up a fuss and have been told we're their priority now and head office will get on the sols case. Hopefully we'll get a date this week for completion.

Hopefully you'll hear something positive this week in regards to datex. I agree when you are doing all you can to be organised, the lack of control over what others in the chain are doing is extremely frustrating!

Our solicitor got the final search back this morning, yay!

Still waiting for the sellers solicitor to respond to some queries that were raised a week ago, so the estate agent is chasing those up.

We really need to complete by the end of this month, do you think that’s realistic? It seems to have been going on forever.

I’m a bit confused dh rang the solicitor for an update. He said he’s waiting for something from both our buyer and the house we are buying then we are ready to exchange (we only submitted our paperwork a week ago) but also said we’re looking at 6 to 8 weeks till completion. I thought once you exchanged completion could be within a week. So I’m not really sure what’s going on.

My buyer asked for my earliest completion date - I said 1st March and apparently they’re surprised because I said I wanted a quick sale. I did, it only sold a fortnight ago, so it’ll be six weeks from accepting the offer.

I can’t take any time off work any sooner than that, and I’ve already been very accommodating, so they’ll just have to hold on for a bit longer.

@BifsWif good news about the searches. what is still outstanding? Unfortunately some enquiries can take aaaages - a couple of ours have dragged for nearly 3 weeks now as the mgmt company is not responding

@Kernowgal that seems like a very quick completion to me! Good to keep expectations realistic at this stage so everyone is clear and can plan ahead.

We put in AP offer this morning, heard in the afternoon that there were 3 other bidders at the same price and one at £5k more . Have a ceiling price in mind so I've increased to be £2.5k over current highest bid. A bidding war may ensue, we can't go significantly higher and I told the estate agent that. Hopeful that our charm offensive went some way with the vendor, because it seems the other offerers are cash buyer investors and it is a family home.

Fed up with no response and slow progress from my solicitor I emailed cc'ing his line manager and caused a sh*tstorm with the selling agent because I lied and said they were chasing us... I don't care any more I just want it done, our property is sitting empty costing us council tax and utilities and we are struggling financially. Hurry up sale!!

We have had very good movement on here today!!
I contacted my buyer and asked them to chase their solicitor as we were still awaiting answers to things we queried on 10th jan!! All sorted now! One document to get from them now and should be ready to exchange on my buy

My sell is all up to date and next step is get my buyers to sign their end!

All started to feel very real today!

That is odd @sparkle789 I suppose from previous experience perhaps he knows that these last minute things take time. I don’t know! It is possible, although stressful, to exchange and complete on the same day. It is usually agreed between sellers and buyers how long they’d like.

Mortgage valuation being done today on our prospective house. Previous house we were buying collapsed at this stage as an issue nearby meant it was valued at £0 so we had to pull out. Nervous but should know if all is ok by tomorrow. Booking survey in then which should be carried out next week. All quiet from our buyer though but our solicitor says it is progressing.

@MrsPatmore - fingers crossed for you with the valuation. Any particular reason why you're getting the valuation and survey done separately? We thought about doing that but worked out it was cheaper to get them done together - and surveyor was that be we'd probably have used anyway.

All going OK here. Spoke to EA this morning and the only delay is with the pp

Posted too soon!

Only delay is with the people who are buying our vendors flat. They are getting a mortgage with Sainsbury's and the process seems really slow. EA says Sainsbury's do all the underwriting up front so once the valuation is done the mortgage offer will be quick. Their searches are back though so at least they're making progress. Maybe 2 weeks away from exchange?
