A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

@sandybayley sounds like all is moving along nicely. Hopefully their mortgage offer will be in soon.

All enquiries are now back from both sides so we're waiting to hear if any additional ones will be raised. I'm hoping we might be ready to exchange next week...eeekkk!

Oh my lord just when I thought things were going smoothluly...

The house I'm buying is 14 years old
The seller/solicitor has not/cannot provide building regs certificate to say the build was signed off as "good/complete" wtf!

Seller solicitor is saying we don't need it...My solicitor is saying we do!! Arrrgh anyone experienced similar?

@Milly90 yes unfortunately I do have experience with this as it's us as the pain in the neck sellers who didn't have our extension signed off from 13 years ago!

To my defence it was done before dh and I got together. When I was out putting all paperwork together to send off to solicitors he realised he'd never got it done. ..

My ea and solicitor are saying we will have to get an indemnity insurance to cover it. Am hoping the sellers aren't too concerned as they are knocking the extension down straight away to do a bigger one.

Would your solicitor not consider an indemnity policy or is he asking them to get building control in to issue a certificate?

I asked my solicitor about us getting an indemnity and he basically said he would advise against this...maybe that's something my seller needs to get their end

Anyway I'm not feeling a bit deflated now!

Try not to get too downhearted Milly90. This whole process is a nightmare I find. I'm sure there's a way around it all. The house we are buying has a kitchen extension and there seems to be a building regs certificate in our buyers pack but i'm fully expecting an issue to crop up with it all!

@Milly90 - that's irritating! I think I agree with your solicitor though. If it was just an extension an indemnity might be OK but for a whole house I'd want the certificate.

One thing this process does make clear is that as a homeowner it's a good idea to have a very good filing system for all things house related in case you ever move house!

Got stuck on one last enquiry for 3 weeks now.

My seller has a separate leasehold garage under a couch house. It is taking forever to get the leasehold management company to send the management pack info.

But, the seller's seller is also slow responding, so there are outstanding enquiries with the upward purchase as well. It may be pointless for me to be stressed anyway...

Just had a text at 21.45 from our mortgage provider to say the mortgage has been issued - valuation went ok then. One hurdle over, now onto the structural survey!

DH thinks this worry over the building being signed off/building certs is silly...house been standing for 15 years all neighbouring houses ok...a street of 14 and an estate of 79 including flats...

Let's see what solicitor does next

Thanks alifelessordinary and Milly90. I just wish we didn’t have the time pressure of having to exchange by the end of March. I’m having to drive everything forward a bit quicker than I’d normally go. We are going back to the house we’re buying on Sunday just so the vendor can go through how the boiler works, the log burner etc and to ask nosey questions about their gas/electric suppliers! Will do some measuring for curtains too but not tempting fate by buying anything yet.

In week 25 and a draft copy of the lease has arrived - we own our own garage!!

Just a tiny bit of info from the management company and we should be in a position to exchange next week!

So that'll be our house sold, it looks like our purchase may not catch up in time, so we're still looking at the wonderful world of 'temporary accommodation'

But with our house sold, we're in a much better position to move forward! It's only been since 13th August!!!

Wow TokyoSushi, you have had the most stressful journey with this. Can't believe you are still so upbeat. Best of luck with the final bits.

Booked and paid for our building survey. Solicitor has also asked for money on the account - feel sick at the thought of losing the money if it all goes wrong.

I had a similar issue with my purchase but with regards to the dining room extension; my solicitor wanted the building control completion certificate for what was erected 15 to 20 years ago, i couldnt care less so told them i am happy to proceed without this (current owner has had property for 10 years and previous owner was my partners line managers friend).

They also asked for fensa certificates for the double glazed windows; these were only a requirement from 2002, i know that the owner didnt install them, snd i expect they could very well pre-date the requirement - my solicitor said it would crop up again if we decided to sell the place, i said i dont care because we will hace replaced all the windows by that point anyway.

Chain below me are getting updates from solicitors tomorrow; im hopeful that we can exchange next week for completion on 25th, both me and my buyers are already packed up and ready to go with removals arranged Smile

@MrsPatmore about 4 weeks (including a little bit of time to go back and fourth witt offer on my place and getting offer on forward purchase), and EA needed to verify chain details for my buyer.

I did have a sale fall through three weeks after getting offer accepted on a property though; in that time i managed to get survey done and mortgage offer through, albeit that i had to get a new mortgage offer this time round due to change in LTV going into next bracket so different mortgage product required.

We have all really pushed our solicitors though; my sale and purchase are through same EA, and each of us have a connection with mortgage broker (i work for IFA so used in house broker, my buyers brother is a mortgage broker also so sorted that).

Hi all - I've been following this thread for weeks now and devouring all things home buying on here. Looks like we're getting close to exchanging now (still time to go wrong, as I've learnt from all the tales of woe).

For those interested here's my story so far:

  • Started getting our 1 bed house ready to sale over summer, but with huge amount of decluttering Sept-Oct
  • Put our house on sale Nov, received offer end of Nov from FTB :)
  • Started looking for our onward purchase next weekend, found a lovely 4 bed semi for the right price (and chain free) and made an offer early Dec after a MAMMOTH viewing session
  • Put lots of our things in hired storage unit (house is tiny and we had crammed lots of stuff in shed/attic)
  • Enquiries etc sorted by mid Jan - ensue some discussion about completion dates
  • Completion date of end of Feb agreed by all parties this week and today had news that we are aiming for exchange next week.

Wish me luck! I'm so looking forward to having more room AND having some of my possessions back (which have been in either storage or in the attic for up to 5 months now). I've also been simultaneously waiting to hear back from my employer about converting my temp contract to a permanent one (all came through end of Jan - phew). So it has all been quite nailbiting.

It's been great reading all your stories!

I am not actually overly concerned by this either but my solicitor is pushing to get the certs....My sellers solicitor seems to think that after 10years it's pointless anyway?

@Milly90 I asked my soliciter about this 10 year thing i read up; she said it was in relation to planning granted by local authority and not in relation to building control sign off, she said a solicitors rule of thumb on this would be that the certificates wouldnt be required after 20 years.

Finally received a proceedible offer after 18 months. Not accepted officially but fingers crossed all will be sorted tomorrow.
Can anyone give me a ballpark figure for storage unit. I realise it will vary area and size but a rough idea will help with budgeting. Thanks

@TulipsfromAmsterdam - congratulations! You must be pleased. Can't help with the storage costs I'm afraid though.

On way home to do a session with DH on various solicitor queries and survey stuff. We need to go back on various bits and pieces. We also need to decide if we're leaving fridge freezer and dishwasher and if, so, what to ask for them. I'm inclined to not give them away as I'd rather let a friend or family member have them. New house has both built in.

Plus vendors want us to pay from their range cooker but I reckon it's pretty old and I can persuade DH to buy a new one. I'm inclined to say 'take it and get it removed by a gas fitter' - I reckon they'll just leave it.

When we bought this house the vendors left their range cooker which did temporarily until we got a new one but I wouldn’t have paid for it.
