A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

Glad there is some good news for someone @tiddletat! It can’t all be doom and gloom.

I suppose it depends how much wriggle room you have in your budget as to whether you make a higher offer for your best & final. Hard to know what others are thinking!

@Fleabag123 it's comfortably affordable for us - we decided that sticking in the area we know and love but settling for a smaller mid terrace house would suit us best. With that in mind it's hard to know whether we should increase to try and see off the competition . I spoke to the agent today and she said the vendor was very keen on our offer already - largely because we are in a very good position. So it's a decision about whether we increase or stay put and risk getting left out for the sake of a couple of grand.

Oh dear it is a little gloomy.

The couple who viewed over the weekend havent come back yet; in my opinion the weekend should have been enough for any further queries to be requested and/ or a second viewing booked, so im not holding my breath for that one!

Got a nice lady viewing tomorrow who is SSTC and wants to live nearer her nephew, so maybe she will like it!

If it’s your dream home and you’d be gutted if you lost our for the sake of a few grand I’d say increase a little to avoid being outbid. If it’s comfortably affordable would you be OK with potentially paying extra to avoid missing out?

If you’re fairly certain no one else can beat your offer then stick. But - you can’t rule out others begging/borrowing/stealing an extra few k from family at the last minute if they also want to seal the deal

It’s all gambling isn’t it. Horrible.

Have chatted with DH tonight and he's furious that the EA didn't grasp the school catchments issue which makes our house 'desirable' compared to cheaper houses on the other side of the main road.

We had made it very clear in the information provided to the EA when we engaged them. We're going to give notice to the agent (6 weeks in to a 12 week contract) and tell them to make the most of the 6 weeks remaining. Let's see what difference that makes! It's all very well getting people through the door but you do need to sell the property to them.

What happens after you get the survey back?

It turns out there's a structural issue with the one we're buying. It's fixable. However, I think you're supposed to get quotes. How do you do that on a house you don't yet own?

Help!

@impossiblecat : you arrange quotes and you or the tradesperson arrange access via the estate agent. What did you do for the survey? Shouldn’t be a major issue

Ah right. What guarantee have I that the vendor will allow access or allow then to see the relevant bits? New to this!

If the vendor wants the sale to go through it’s in their interest to let you get whatever quotes you need to make your decision.

If it’s a structural issue it’s likely to come up in anyone’s survey so they’d be in the same position no matter what.

I’m new to this too! It’s stressful isn’t it. Speak to the estate agent tomorrow. And good luck

me. i'm still here. have been lurking a while. we have now got a buyer,but nowhere to buy. waaaaah!
have been outbid on 3 do-er upper houses and now waiting to pounce on anything new coming on.
I do need to find a conveyancer though and have just posted asking for recommendations that aren't wildly expensive.

Had the most exhausting day. Been up since the crack of dawn doing last minute packing, then at 11am we saw our new house for the first time! Grin Bloody amazing. We love love love it. It's everything we thought it would be & more.

Our movers came at lunchtime & spent over 5 hours trying to fit our stuff into storage. Turns out we needed a bigger unit, so we got an extra small unit next door for DH's motorbike.

Lastly we got the keys to the shed... and it's actually bloody nice. Won't be a hardship staying here for 3 months. We complete on Thursday, which is lucky because there is still so much to move & loads of cleaning to do.

I will have very limited internet over the next few months unfortunately, so won't be around much, but I'll definitely be popping back as much as I can.

@sandybayley You see its so hard to get the right agent! Its like a bloody mine field i swear.

Hope they either get it and make sure they push yours for its desirable catchment area or you find a better agent.

I had some not so good news about our buyers from the ea yesterday. Apparently their financial advisor has said they should take out a personal loan for 100k instead of a mortgage?! And even worse they have buggered off abroad for 2 weeks...as you can imagine the ea got a mouthful from me! But not really his fault I suppose. Typical as we found a house we love over the weekend.....what to do now?!

Broker got in touch last night to say still no update and it is with a senior manager and basically to stop chasing him as he is in touch with all the relevant people regularly and he will contact me once he has a resolution. I said that’s fine but the solicitor called me as she had no update and wanted to know what was going on?! The whole thing is turning into a farce.

Well, we've completed on our sale at least, still waiting to exchange/complete on purchase, but hopefully within the next couple of weeks. (We're in rented and the house needs some renovations doing before we move in, so time isn't of the essence but I would like to have the keys before Christmas if possible!) Survey and electrical and gas checks all okay (quite an old house), just waiting on response to a last couple of additional questions from the vendor's solicitor and (fingers crossed) we'll be good to go.... crosses everything

@MovingNextYearHopefully so glad you love your new home after seeing it this morning - it's all been worth it!

We have until tomorrow at 12pm to put in a best and final offer on the house we like. I had a slightly odd conversation with the agent yesterday where she implied that we were in the most proceedable position of all of the (3?) other interested parties and that the vendor was already very keen on our offer (currently the highest). I think she said that if any higher offers are made that she would let us know but I can't be sure!

On the basis of previous sales I could probably justify adding £5k to our existing offer but I have a mild concern about a damp smell in the kitchen/diner that would probably come up in a survey . Do people reckon we should go up to our max or be more conservative and add £2k to the existing offer?! We would be pretty disappointed not to secure this one.

The nice old lady who viewed yesterday didnt totally discount our place; she said the location and living accomodation were great, however she would have to compromise on the garden as its a little overlooked - she is seeing some more this week but will come back to us Friday.

On another note the couple that viewed last week are coming back for a second viewing Saturday with their family; and this is after reading through title deed/ lease agreements for garages and covenants for close - so i guesd none of it phased them like it didnt us when we moved here :)

Marketed our 1 bed in Hackney w/ House Network in September, and have since had a handful of promising viewings (one 2nd viewing).

The feedback has been all positive, with the exception of the latest viewer, who liked it but felt we'd overpriced.

No offers, and I'm on beginning to feel edgy (1st baby due in May, not imperative we move before then, but y'know, would be nice!).

We only bought 2.5 years ago just as Brexit began to really affect the market and paid too much, so are looking at a loss, which we've accepted.

Having not reduced the £ since going to market almost 3 months ago, should we now be considering this?

Apologies for any naivety, this is our first time selling.

I'd reduce if you can. It's been on the market a little while now and if something isn't selling after that length of time it's usually the price.

You might get a quick sale before Christmas...

@plantingandpotting If you want to move asap then reducing is an option. Although if you could wait until Spring then the market might pick up. Our last move was planned for just before dd2 was born but she arrived 7 weeks early! We moved when she was 6 weeks old and I didn’t lift a finger!

Bad news here. House we wanted has now gone under offer to someone else. I want to take ours off now and relax into Christmas. DH wants to leave it on.

I'm always very sceptical of that, I know it's something the marketing people at Rightmove trot out each year, but as an estate agent for more than 20 years my experience does not reflect their claim.
