A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

Ugh ugh ugh. No idea what’s happening with our sale. The husband of the divorcing couple is awol but nothing can progress because he says he isn’t happy with the price agreed.
So frustrating. And nothing much coming up at the mo. Resigned to looking again come January

I'd echo what others have said about impending quiet period - in our area there have been several price reductions this week to try and secure a sale prior to Xmas.

Our best and final offer is in - we increased by £2.5k just before the deadline. No idea yet if we've got the house but the agent emailed asking for a memorandum of sale. I just forwarded her the formal letter our agent said confirming the date, buyers name and sale amount.

On tenterhooks and trying to distract myself now.

We have had zero viewings 😭 don't know if it's because our agent is shit or what. We are using yopa, a few people booked on to try to see it but the agent hasn't followed through.

Now considering changing agents or dropping price. Part of me feels like we might as well drop the price first with yopa and see how it goes on it before changing agents, since we've paid upfront

Eurgh.. forthose thinking of Using yopa...be wary

@happychange a good agent is worth it - in my experience you can't beat a knowledgeable local high street agent.

Progress at last!
Had a call from Barratts, the lady asked me how I was and I said I was fed up with the whole thing. She sounded quite puzzled and said ‘why? It’s all sorted?’ Turns out the valuation appeal was refused but Barratts have agreed to reduce the price!
Called the broker, he sounded like he couldn’t be arsed, told me all this stuff he’d done and said ‘it’s been quite stressful to be honest’ Confused yes I’m sure it’s been awful for you!
This afternoon paperwork has been flying back and forth with amendments. Should have a mortgage offer end of the week, Monday at the latest! I feel so relieved. Enjoying some midweek wine to celebrate.

@happychange I guess its the luck of the draw of Yopa agent in your area; ours had been a high street agent for 15 years prior to joining Yopa, so he is always quick to respond to viewing requests - even at 10pm at night.

I would suggest getting a second agent before dropping the price though, they might be able to get the right buyer and price for you, without dropping it.

@WinterBerry7 thats great news :) though i feel your mortgage broker doesnt sound very professional; these amendments/ changes/ valuation hiccups are all part of the job, if he doesnt like it he should find another career xD

The lady at my work who does our mortgage advising is great; shes worked on all sides of it over the last 34 years - bank/ mortgage provider/ adviser and although she gets some real challenging cases, she always tries her best for the clients no matter what happens between application and offer.

@happychange I have to agree with @TiddleTaddleTat about the value of a good local agent. We were seduced by a bigger one when we should have gone with the local one. The 'local' one knows the area much better and the selling points, the 'national' one has generated loads of viewings but no offers yet. Another viewing booked for tomorrow and one for Saturday though. We have told the current agent they are about to receive our notice so hopefully they'll work just that bit harder!

Although the local agent valued our flat at 50k less .. so I guess he probably knows the market better

@happychange - exactly! Local agent gave us the realistic price which we should have gone to market at. National one seduced us with a £50k higher price. Hindsight is a wonderful thing!

happychange I think online agents like Yopa tend to over price so that they can get the instruction and more importantly, get you to pay the fee up front. Now they have the money in the pocket, there is no incentive for them to hurry.

Our bloody buyers!!!
So they finally got their revised mortgage offer, as they threatened pulling out on exchange date if we didn't reduce.
It expires on Monday. So our solicitor has said she can't guarantee the funds will be ready then.
We've asked them to apply for an extension but that's more time. Solicitors shut on 19th. So if we don't exchange by Monday I'm out.

Well, our offer has been semi-accepted but a screw up from our selling agents means it hangs in the balance ! They told me last week we are aiming for an exchange date of 12th Dec, which I mentioned when putting in our offer yesterday.
Buying agent wanted confirmation that this sale was on track so I said they could call the selling agent and provided details.
Selling agent told the buying agent we were actually most likely to exchange in the new year, before telling me that.
So now this is going back to the vendor to see if we are still considered proceedable enough against the other offers.
Give me strength!

I’ve gone from nothing to it all happening! Mortgage offer came through this morning, various emails flying back and forth and then got the completion settlement this evening so my savings account is now empty. Looks like it’s finally happening!

Finally completed today. It's taken 2 years to get to this stage so I can hardly believe it's true. Still pinching myself. Hopefully in 3 months time we'll be in our new home!

Hopefully this gives those of you still waiting a bit of hope that it can happen. The best of luck to everyone & I will be back. Not leaving yet. Flowers

@Fleabag123 I hope you're right! We are currently the highest offer but are up against a cash buyer so it may be that the vendor chooses to go with someone else after all.

Feeling like we have very little control over the situation.

So were meant to be exchanging and completing today. We've had the movers waiting outside since 9... We thought this was gonna be simple but no. It's half 12 and we're still waiting for our buyers mortgage funds to clear. We have until 3 today or were not going anywhere with movers money to still pay out. What's is this drama

Any news yet Iwanttofly? Such a stressful time, exchanging & completing on the same day. All you can do is pack up your stuff & hope for the best that it happens. It can take a while for all the money to come through. It was 1230pm yesterday that I heard we'd completed. We had a chain with FTB buying our buyers place, our buyers getting ours & us breaking chain in rented, so only 2 lots of money to transfer. A longer chain would take more time. Everything crossed for you. It can still happen! Flowers

Well done those moving on. We have been given an exchange date of today or Mon and completion next Fri! Got to get removals and everything else organised. Now I'm really nervous about moving schools. Good luck to all.

Oh no iwantto what a pain. Why is this whole process just such a palava? All quiet on my end today. I was expecting to exchange but maybe Monday now. Completion is set for the 14th but I absolutely cannot pick up the keys that day as I’m at a meeting in another city that can’t be moved! I had it all perfectly planned out for original completion date but of course that went tits up Hmm
