Hi I’m originally from London, grew up in Putnry then moved to Newham to buy first house. Have been in a small town in NZ for last 15 years but getting nostalgic for London. Where would you recommend to look at 3 bed house, accessible primary and secondary schools and transport links on a budget of £500k - I’m so out of the loop! Thanks

Possibly Beckenham? It ticks all your boxes, is a lovely family area and you should be able to get a 1930s semi (perhaps with some updating required) for £500k ish

You might be able to get a small two bed terrace in Blackheath (Standard area) for that. Close to Greenwich, good transport links, green and quite safe.

Would you like to be reasonably near Putney? I think the closest nice areas where you'd get a decent house for that budget are: Cheam, Epsom, Carshalton, Woodmansterne (lovely), Coulsdon, Purley, maybe Cobham (though Cobham town is a bit far from the station). For 500 you'd get a flat or possibly small house in Putney. If you're willing to go a bit further out, Woking or Guildford could work, but the train tickets will be more expensive.

If you're not bothered about being near Putney, there are lots of options in zone 4-5 north/east/west where you'd get a nice house for that budget.

Check out Eltham, New Eltham, mottingham. You would get a good sized house for your budget with quick and easy links in to central London x

Walthamstow has lots of (small-ish) houses around 500k
