New builds - fixed price?

Hi wise mumsnetters, possibly a naïve question but we've never bought a new build before - is the price fixed, or negotiable like you probably would with any other house? Don't want to make fool of self in estate agent ;-)

Always offer.

Ask for incentives such as flooring, taller boundary wooden fencing if it’s currently 4ft high chain-link, turf rear & front, white goods, anything you fancy/need, you have nothing to lose. By finding out when their ‘end of year’ is you can get a really good discount as they want it off their books - a friend of mine got a Croudace knocked down from £375 to £249 this way.

You’re not going directly through the showhome office?

Which developer is it? Have you read up on the many posts here regarding new builds in the way of wuality if work, legal deadlines & incentives?

thanks @Binglejellies - I have literally just seen the place and wanted to ask before I went into the Estate Agents for further details, I can't remember who the developer is, I'll check; but I think it is a local builder rather than one of the bigger developers; it's a tiny development of four houses in a road with older properties.

I will check on here for new build posts, thank you!! I clearly have a lot to learn re incentives etc. :-)
