Hi all,

A friend of mine is looking to buy a small flat in the town where I live with the intention of hiring it out as a holiday let/Air BNB. He works away a lot and has asked me to manage to property, cleaning, bookings, overseeing any issues etc. I just dont know what i would charge him? He has suggested £10 per hour. What do you think?

How much woudl it cost him to use AirSorted or similar? Then you know what the market management benchmark is.

£10/hr is cheap for cleaning IMO

And you’ll be managing the property.

What’s he renting it out for as I’d ask for a flat rate for cleaning and a cut of the rent for the management

He's looking at £95 a night. I've looked on said websites such as AirSorted and they charge a 20% take of the money made. Sounds fair to me.

I pay my cleaner £10 an hour, then £10 for every time she does anything extra, eg go up to change a lightbulb.

Doing the booking side I do myself remotely from all over Europe.

£10 is the going rate where I am. For a 3 bed house I pay £95 for a changeover including laundry.
