We're expecting our first child (v.excited!) and need to sell our 1 bed flat in North London.

We bought just before brexit and are looking at a pretty hefty loss.

I'm trying to be pragmatic about it and work out how we can squeeze the most out of a pretty bleak situation.

After haggling on the 2 x agent fees quoted so far, the lowest I've got is 1.65%+VAT (sole agency). Does this sound right for the current climate?

Has anyone tried online estate agents - purplebricks and similar?

I wS given quotes of between 1 and 1.5 % by three agents. I chose the one I wanted and negotiated a 1% commission. ( they were charging 1.5 but no extra for photos) the original 1% agents were charging about £250 for photos. So it’s worth negotiating as I’m sure you can get it for 1%

Thats expensive. I'd be trying for 1% at the moment, or a fixed fee. As for Purplebricks, it all depends on how good your local property agent is. Ours was someone we knew. Promised the earth, failed to deliver. We agreed to go with them after their persuasion when our sale fell through. We really trusted they'd do their best for us but it was not to be. It was more about getting new houses on the books & money than actually selling them. We lost the house we were trying to buy. Gave up after 5 months & went on with a traditional EA.
