Can we change lower our offer?

We did a really silly thing a few weeks ago, just as our property was going on the market.

We went to see a house which had also just come onto the market. We really liked it and made an offer which was met with contempt by the EA who wrote confirming the offer clearly stating it wouldn’t be entertained until my house was under offer and I was in a chain - fair enough - lesson learnt.

Fast forward we now have an offer, the property is still on the market. I feel we rushed and offered to high.

Would we be CF’s if we offered again but lower?

Definitely not, as the first offer wasn't accepted anyway due to you being unproceedable. You've got nothing to lose by making the offer and seeing where it leads

Your earlier offer wasn't accepted so I'd offer whatever you feel right

Yes of course. They might think you are being cheeky but the worst they can do is reject it. I think it's fair enough though to make a higher/lower offer based on your proceed-ability - cash buyer ready to move quickly might get away with a lower offer than someone in a massive chain. Either way house buying isn't about making friends so offer what you are comfortable with!
