Buying a new build - negotiating

Hello,

We are planning to buy a new build house soon, and am wondering how best to go about negotiating in a discount/upgrades etc. We have no chain and are ready to go as soon as the plot we like is released in the next few weeks.
Do we discuss the above before reserving the plot - if so, well in advance or just beforehand? Any tips at all would be much appreciated - thank you.

Discuss it from the very beginning and emphasise that it is crucial to you being able to buy the property. They wont do anything after you reserve. Aim for 5% off the purchase price of the house through incentives (such as them paying your legal fees, stamp duty, and a deposit contribution). If you get a new build that is already built then you get the extras already in it without it being calculated in the 5%. Emphasise your strong position and the fact that you wont need part exchange to bring the price down

I'd do it now. We had been visiting the development for ages before reserving our plot. It hadn't even been released but we'd built up a rapport with the sales staff so they released it for us. We told them we needed stamp duty paid in order to reserve & ended up getting 3/4 of our stamp duty & full flooring throughout, equivalent to about 20k in total. I think we got a good deal.
