Is 12k realistic budget for this list

Bristol

New Bath room including tiles floor fairly small bathroom.

New Windows and external doors like grey jobs.

New carpets and paint throughout

Maybe log burner

If you are on a tight budget, there is a problem if snags are found along the way.
Our bathroom was 5k, and is very plain (out of choice) and no fancy fittings. A friend had a similar bathroom done but it came to 8k because it was found that the floor joists beneath the bath had rotted due to a leak.
A Woodburner itself can be picked up quite reasonably, but it's the fitting that's expensive. Ours was 3.5k, less than 1k for the actual stove, the rest was fitting.
I think your budget is too small tbh. But on the other hand, not all these jobs have to be done immediately. You can tackle one thing at a time over a period of years, starting with the most essential. Makes budgeting easier.
However, if you are not sure that this is the house for you anyway, do you really want to move there? If you have a few doubts now, it may not be the one.

We saw house it has potential but kitchen and garden need immediate look at.
It's not just being rented its a hmo so it's very grubby and the kitchen is dirty and trashed.
Windows dident look too bad.
Road dident seem too rough
Bedrooms decent size.

We dont feel compelled make an offer.

Looking at 2 houses lower than our budget next week .
Also got 2 to see slightly higher than budget in hope 1st time buyer position fast to proceed helps.
They both seem overvalued.
Some bonkers pricing lately and things just don't shift or they stay on market and keep getting reduced down.

Love the composite doors.

It would be nice getting something lower priced than we thourght so we can have less mortage put down 20% and have money left over put our Mark or make some improvements.

If you are wanting to put a log burner in you may need to re line the chimney.
It will also have to be fitted by a registered person so you get the certification.
