Question about Inventory

It’s my first time in private rent and been here almost 2 years now. My estate agents aren’t the best, have loads of horrible reviews online. I’ve printed out the inventory and gone through it in detail as they were 30 mins late to the viewing and didn’t explain anything. Just handed me the booklet knowing that it was my first time renting. There’s a lot of mistakes in it and items that weren’t there when I moved in. It hasn’t been updated since 2013 which I guess is when the last person moved in.

Is it the agents responsibility before handing it over to the new tenant to check through it or is it down to the tenant? My DF says it’s the agents job but I want to be sure of the technicalities before I say anything to them

Sorry that’s meant to say is it the agents responsibility to update the inventory, I’m sure I typed it somethings going on with keyboards and MNBlush

start by reading your how to rent guide.

agent irrelevant,contract is with landlord.

They didn’t provide me with any info other than the inventory and a leaflet for the Deposit Scheme. Not even a gas safety cert. Will search online with one and the tenancy agreement was signed by the agents not the landlord so I’m unsure of that

They should have given you a how to rent guide, they had to by law.
Is the agent managing the property or the landlord.
Walk round and make detailed amendments of the inventory and get photos where possible

Oh just seen you’ve been there two years. You’ll struggle to argue an inventory being incorrect two years down the line

Probably too late now but you should have amended the inventory, noted anything damaged or worn, then both signed it. You will have difficulty proving it retrospectively. Have you subsequently received an annual gas safety certificate and details of the deposit scheme?

If you didn't sign inventory you'll be fine. Just explain you didn't agree to sign as it was incorrect and agent failed to amend. They'll equally have a hard time proving otherwise. If they've not provided a how to rent guide they can't issue you a sec 21 by the way.

England - no gas safe is a criminal offence. you.urgently need to get informed by getting the how to rent guide from gov.uk. smoke alarms?.epc?

tenancy will be signed by agent on behalf of landlord.
