Town house or near country house?

House hunting at the moment. Torn between 2 properties. First is in a town location, great for shops, transport etc, absolutely beautiful inside, doesn't need anything doing to it, could literally move in and start living. downside flats over looking the back garden and slightly upstairs rooms, and obviously noise from town and traffic. Property 2 is older, bigger rooms, needs updating right through. needs new kitchen and bathroom, but liveable condition to start with. Quiet residential street, back garden over looks open country. Nothing nearby though, everything would involve getting in the car for, no local transport. So torn about which one would be better. I love the town house but wary about the location, and love the 2nd house, but further from town, and we've never done renovating on that scale! Why is house hunting so hard???!!!?

In your shoes, I think I'd be tempted to go for the town house. Get some day to night blinds in the back, you'll be fine.
