Anyone able to help me? House being renovated. architect did tender and was also the contract administrator overseeing the builders (who they helped me select).
It turned out the builder wrongly put in all my chimneys and the architects arranged for another firm to come in and replace. the builders have to pay to rectify. the architects said this is now a client supply item i.e. I have to pay them separately.
the main builder now says the fireplace company are making filth everywhere - no dust sheets, new kitchen not covered and no protection on floors, taking out windows and leaving the attic exposed. he says that the fireplace company have to pay to have all this reinstated/fixed - house repainted. I can pretty much guarantee they are going to refuse and say it was already dirty. .
the architect has supervised none of this and I fear the fireplace company is going to get into a standoff with the builder. the architect tends to avoid responsibility and I'm afraid he's going to say it's my responsibility as they are 'external' contractors - even though the only reason I have them is that the original builder botched up and even though the architects chose the new company to do the work ( and did not instruct me to supervise.)
I want to know where the responsibility lies before I wade in!
