Utility extension in rear

Mine is a 3 bed semi. Need space for utility to keep washing machine and tumble dryer. Thinking to do 2m*2m rear extension to keep both. Could anyone please guide me how much it will cost approximately and ideas to keep costs low? I live in south-east England. I think I don’t need planning permission for this size extension.

A quick search suggests prices start at £1500 per sqm upwards but probably best thing is to contact a builder for a quote.

We’re looking at converting part of a reception room into a downstairs bathroom and utility; is there existing space to do that?

@Cottipus Thanks for the reply. We have asked for quotes from builders. We don't have space for utility in downstairs. So was thinking about extension

Problem is that even a basic 2m x 2m extension is not going to cost £6k which is what that formula suggests. You may need less bricks and less rooftiles, things like laying a drain costs the same in a 4sqm building as it does in a 24sqm building.

We have a stacked WM and condenser TD in a cupboard in the spare bedroom that backs onto a bathroom ( for plumbing) works really well and only takes up 700mm2 of room in a little used room.
