Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

@TriggeredByHangingBaskets I feel your pain. We're supposed to be completing next Friday but there's some hold up to agreeing the date and I don't know what it is. The solicitor is telling me it's one end of the chain and the estate agent is saying the other so I've no idea what to do! Going to ring everyone again in the morning as I've lost patience with it for today.

HangingBaskets and zebra - this is the very reason that I'm so glad I'm not in a chain! Just sounds a total nightmare.

We're completely ready to buy, but our buyer is slower than slow, I'll start my end of the week chasing tomorrow, I'd imagine to be told that yet another week has passed and we're no bloody further on 🙄

Sorry to hear that @JustLurk1ng. Fingers crossed for a smooth and quick sale.

Nationwide are asking for blood, gold, my first born son. Honestly, they are asking for so much stuff and it's just stresssssss. Now they are asking for my student loan settlement figure and requesting it be paid off. They are also asking for my credit card to be paid off. Ok, let me just pull all this money out my ass. They knew about all of this when they gave a DIP so why moan now?!

So many horror stories! So sorry to you guys 😢😠 luckily our buyers and seller were lovely, we all swapped numbers and luckily this worked in the end to pull together and get our useless solicitors to exchange today.
So it's all finally gone through, we complete next week..... I literally cried with relief! I'm Never moving again!

Pinkbottle Unfortunately as they are the ones lending the money it seems to give them licence to ask for whatever they want. We were back and forth with our lender for four weeks providing extra information as I'm on mat leave and DH is a contractor. It was so painful,

Spicylolly Congratulations, you must be so relieved!

Another rollercoaster day here but finally the whole chain is ready and we should be exchanging tomorrow to complete next Friday. Hooray!

@JustLurk1ng, so sorry to hear that. Sounds like you're proactive and getting back on it - good on you! Fingers crossed for your relisting

I've now signed my paperwork... my buyer apparently has too, and so has my vendor so hopefully we may exchange next week. I'm still a little bit unclear what's happening at the top of the chain (my seller's seller) but I'm hoping the fact my seller has signed that contract as well as their sale means it's sorted. Why is it always so hard to get a straight answer out of an EA!

Contract signed, deposit paid, just waiting on the 4th copy (!) of my mortgage offer (hopefully without a typo) and I think we can exchange!

Guys, we completed today, but honestly, it's been one of the most stressful things I've ever been through. If it didn't go through today we were going to pull out as circs meant we just couldn't complete in the next few weeks and would have lost our buyer. That would have been bloody heartbreaking, esp as we all love the house, including our two children. Yesterday the kids said to me 'please don't let us lose the house' 😬 Not to mention we've been on this treadmill for five months as there's 5 in this chain.

I have said from the start that I need at least a week between exchange and completion but we bloody complete tomorrow.

Would def not recommend the last-minute method: sitting in a packed up house without knowing if the sale will be going through the next day or not is really not fun.

By some fluke our buyer is away this weekend and has been kind enough to allow us to move in at our leisure over the weekend. Thank god for that

I've had the 'permission to exchange' phone call from our solicitor this morning so it's all finally happening! Completing next Friday and I can't quite believe it. Our removal firm are packing for us so I'm sat here thinking I can't believe I'm only going to live here for another week! Still can't quite let myself get excited or believe it's actually happening.

We're still waiting to hear back about the offer we put in on Wednesday morning. Is that sort of timeframe normal to be awaiting an update? I don't want to ring and appear too keen, but we really want the house.

Do any of you lovely people have any advice?

I would call IKnow, tell them you're viewing other properties this weekend and would like to know what the vendors thought of your offer?

@IKnowThisMuch I agree, I would call and say you have some viewings so would like to know - it's a bit cruel of them to leave you without any update!

My buyer is now on holiday until Tuesday and will apparently transfer his deposit to his solicitor asap when he gets back so we're hopefully exchanging next week - all fingers crossed

We didn't exchange, our buyer's solicitor went home for the day at 2pm and there was no-one else in the office! Unbelievable. Our solcitor and estate agent were absolutely furious. How can they get away with that? A long weekend ahead waiting for Monday morning now.

We've found out or dream house is probably being picked up by someone else after our sale fell through so our journey may soon be over leaving us back at square one. 10 months and thousands of pounds down on fees, surveys and searches.

The housing market here is so bad at the moment and see many people take their homes off the market and sales falling through.

On the plus side we have learned a lot and have some ideas to improve our house so we can stay here for a year or few and try again.

Finally got my mortgage offer through!!

When did you start to pack? Or arrange packing etc. I feel like my exchange and completion date might be quite close together as it’s a new build house with Oct/Nov estimation.

Thanks jgm and GoldTag. Took your advice and rang the EA this afternoon after work. They have put the offer to the vendors, who have acknowledged it, but haven't got back to EA with an answer. So we wait.

I'm so sorry JustLurk1ng 😔 I haven't got much I can offer you in way of comfort, but can pass you the Wine.

It's been a pretty rotten week for a few of us, but I'm so glad to see some are finally getting good news! Hopefully Monday brings some positives for those of us still waiting on news 🤞🏻

@Pinkbottletop Hooray! Nice to see some good news on here.

I'd probably get quotes for removal ASAP, then you can decide who you want to use. Also worth asking for the price difference between packing service and not. We're having our stuff packed so I haven't done anything (move next Fri). On Weds I will pack up what we need for the next 48 hours - clothes, wash stuff, kettle, tea bags, etc and keep it separate so it doesn't get packed Thursday. Other than that I've been sorting through stuff we don't need/want any more for a while and taking it to the charity shop/tip.

So sorry to hear that @justLurk1ng I guess all we can say is who knows what will happen. We had a call from the EA of our original vendors (the ones who told us they'll get more money in the sprinf) to ask of we were still interested as they may have found somewhere. Not the usual guy we have dealt with we think he bribed a colleague to call us Grin we said we were but were deciding on other properties this weekend (true). We.may just buy one if those but decide to mess with them as revenge ha ha. Seriously though I'm not sure I could trust them.

Reading this thread make me feel a little less lonely, this is just a little bit of my story
I have transferred monies to my sols today but my buyer hasn't , I have a feeling he will pull out as he did in June.
Yes, the same buyer who pulled out in June is buying it again and pissing me about again.
Not helped by idiot estate agents, has anyone NOT PAY the estate agents fee as at the moment I've instructed my sols not to pay them on the day as I will be sending an email of complaint about them.
If he does drop out I want to sue him too I know that's a crazy idea

Offer accepted July 16th all fairly straightforward only 3 in our chain...we were told 3 weeks ago we would likely exchange that week! However here we are 3 weeks later still waiting on 1 document from the management company and 1 document from the sellers onward purchase. Chased estate agents up all week...towards the end of the week the voicemails are getting shittier and shittier they are clearly losing their patience with me keep chasing!
Adding to the stress my partner got offered a new job and he can't hand his notice to his current job until we complete.
We also started packing and getting rid of furniture as we are going from a massive Edwardian rented flat into a small semi detached house so all our tall dark furniture has to go! So things are rather sad and empty here!
I know I should be grateful we are buying, as we didn't think it would happen for a few years...but this limbo is killing me!!!!

Can I join too? I need a place to vent my frustration, plus it gives me hope that exchanges and completions do happen after reading this thread. And sorry to hear about those where it didn’t go according to plan.

@mamas12 that’s awful behaviour from your buyer if he pulls out again, why bother if people have no intentions of followingbthrough!

So we sold our house and moved out 2 months ago, and camping out at relatives, thinking that it wouldn’t be for too long. Had an offer accepted 3 months ago, confirmed on two occasions with EA that the seller was chain free and wanted to complete ASAP.

Communication has been seriously lacking, all my emails seem to be entering some kind of void. Then suddenly, when our solicitor has all the necessary paperwork done for us to sign and exchange, our sellers are now in a chain! We have no idea how long this chain is, or any idea of potential timescales! EA being useless in letting us know, I think as it’s an online agent I don’t think they can be bothered to push any sale through. I’m so fed up of living out of a suitcase and not having any of my stuff!

So back to more chasing tomorrow, hopefully it’s a better week for us all!
