Waiting to Exchange - Part 2, the wait goes on!

Hello! New thread, I don't think there's another one yet... shall we all give a quick update regarding where we're up to?

We:

  • Went on market 12th June
  • Sold for full asking 6th July too good to be true
  • Had an offer accepted on DH dream home, (I didn't really like it but only suitable thing on the market)
  • Our buyer pulled out 6th August
  • DH dream home owner wouldn't wait and put straight back on market
  • We went back on market on 7th August, reduced by £5K
  • 4 viewings and 4 offers in next few days
  • Offer accepted on 13th august
  • Found both of our actual dream home and had offer accepted on 14th August
  • Our buyer seems as firm as they can be
  • Mortgage offer approved and searches commissioned on new house
  • Our buyers seem very, very keen but I have a slight suspicion about how firm their buyer is
  • Everybody hoping to move by half term

And so we wait....

We were a chain of 3. I was in the middle and we all knew each other as we were all locals. I let the buyers move in day of completion before we completed too.
We had the keys to our place long before exchange. We put new carpets in, painted and rewired it before exchange. It wasn't how we planned it, but exchange was delayed for technical reasons and it was a risk on our part. We only moved over the road and someone else local bought ours.

@2moveornot2move brilliant news, what a massive relief it must be after all of that.

No exchange here this week AGAIN...everyone is now working towards Monday. Why though, when you agree to do something with the sale on the provision that the exchange happens by a certain day, does nobody else seem remotely bothered by this?? Moving day is edging closer and I really don't want to have moved out before exchange at the least!

Nice to see there has been some exchanges and people moving!
We are 'hoping' to exchange this week. The buyers wanted to get a building quote before exchange which should be in next week they've said. The EA said they might want to get a quote for something else too which is a bit annoying as the person we are buying from is desperate to move!

It's Monday morning which only means one thing - the hassling of the solicitor and estate agent has started! We need our TR1 amended so we can sign and return it before we go on holiday on Thursday. I've put completion dates to ur solicitor so will see hat she comes back with.

Well, after having a request for my contact details to give to the surveyors/valuers on Thursday I heard nothing on Friday. Hubby & I went to the building site on Saturday & got more info from the ladies in the office. Since last week our buyers have requested & paid for their valuation. There was some issue with the wrong address being given, hence the delay. I have also heard that some lenders do a desktop valuation, where they don't even visit the property. Perhaps they're doing that? I'd be surprised, but not bothered. Just surprised that this is a thing even! Maybe they're doing that & having a proper survey done later perhaps?

So we were all ready to go today...then it turns out the buyers haven't signed the contract yet. The one that we signed 8 weeks ago. Brilliant, another hold up!!!

Fingers crossed for exchange end of this week... I've held off pestering our EA because I was told nothing happening til ties but will pester away tomorrow. So fraustrating!

Does anyone know what releasing contract is? My solicitor did this today. Its just the vendor and us, everything is signed. Are we close to exchange? Completion date set for 28th September.

@Hirani85 usually they don't discuss dates til you're nearly ready... but that doesn't mean the whole chain is ready. If it's anything like our experience you'll wait around for exchange until the week before completion (because no one feels a sense of urgency) and then one of the solicitors will discover their client hasn't signed a crucial bit of paperwork and everything will be delayed. Or maybe you'll get lucky!

Can I join?!

We're FTB, had our offer accepted end of June and everything has been quite smooth. Our vendors are buying off a developer and we were really hopeful to move early September, mid at a push.

Now we're stuck waiting for their enquiries to come in and we're getting really frustrated. We've not talked dates yet, but if it drags into October we're seriously wondering about rethinking our position (especially as we put in a pretty generous offer).

Everything ready on our side and apparently they want to proceed soon. It's just so stressful not knowing.

Also, how come you've got completion dates without having exchanged? How does that work? I wish we did!

@flugelhorn81 welcome! In our case it's not a definite date, it's one we've put forward to work towards because that's when we wanted to move and we're not in a chain. Not that anyone else seems to be taking any notice of it!

@JustLurk1ng it's just ridiculous isn't it. Hope at least one of us gets some good news soon and that somebody hurries things up!

Hi all
I posted on the last thread and yep, still here! We offered March 17. Legal issue after legal issue and every other issue you can think of (plus some more!) and we are still waiting. No chain. Apparently just waiting on solicitors now (again!) and we might be able to exchange. After 18 months I have no faith!!
This thread gives me hope that some people actually manage it!

@jgm that's what I'm worried about - as far as I understand it is, but who knows.
