Surveyor coming to look at rental property

Hi, landlord has sent an email saying surveyor is coming to look at property ‘for the mortgage’, she’s had the property over 20 years.. does this mean she’s thinking of selling or just remortgaging? Thanks!

Could be either really, but our landlord had a surveyor round at our place a month or so ago as they are changing mortgage provider, no talk of selling.
