How much would you expect to pay for this extension?

I know these things are hard to predict, but having never done this before I have no idea at all! It would be a 2 storey extension taking out the conservatory and old kitchen & putting in a new kitchen diner. Then adding a third bedroom upstairs and re-doing bathroom in the process.

What’s the square footage? Will you need structural steels to support? Have you any idea what the foundations to the conservatory are like? Without this information it’s impossible to even have a stab at costs. Recommend having a provisional discussion with an architect.

No help but we are thinking of a very similar extension and trying to figure out what would be the cheaper option, moving or extending.

Honestly, we are in se so could be cheaper but I think including the kitchen and bathroom you will be looking at 100k.

It's not a house we own, or have even viewed yet! I'll be going to look at it next week. From looking online I know that is what I'd want to do to it. It's up for sale at a good price but trying to work out how much approx we'd spend in total.

There is a formula for the sq. footage. And a website where for a fee costs can be calculated.

We were quoted just under £60k do similar- didn't involve taking down conservatory but taking down and rebuilding garage, extending galley kitchen to dining kitchen, remodelling bathroom and adding 3rd bedroom but that didn't include the units and fitting for the kitchen and bathroom. We are also in a cheap ish area of the country for trades (North East) We ended up planning to move instead as it wouldn't have added anywhere near that on to the value of the house.

We are demolishing our small kitchen and conservatory and rebuilding 2 storey extension plus refurb of rest of house including everything except kitchen out quote is 225k in herts
