Having a room above the garage but it's quite a long space, have the following options and just cannot decide:

  1. One long room approx 6m x 2m - could put a desk or wardrobes at one end possibly.
  1. Smaller room with a small study, just enough space for a desk and chair
  1. Long room with an ensuite (house already has a loft room with ensuite, toilet downstairs and family bathroom next to the new room)
  1. Smaller room and extended family bathroom. Currently the bathroom is 2m x 1.5m so would become 4m by 1.5m

What would work best for you as a family?

Well we are trying to plan for the future as this will be our forever home. Currently have 1 dd but hope for another in the future.

Currently, a study would be handy as we both wfh occasionally, but then I wonder if it was a kids bedroom it would benefit from being bigger?

Gah I just don't know!!

I have teenagers - go with an extra bedroom and an ensuite. You do not want to be in a queque for a bathroom with teenagers! We have 3 bathrooms ( a main family bathroom and 2 ensuites ). This allows me to avoid the clouds of Lynx bodyspray/deodorant/shower gel. If the room isn't needed as a bedroom immediately it could always be used as a playroom/guest room until your children were old enough to have their own bedrooms.

I’d either put in a study or an en-suite depending on the current balance and how you want to use the space.

If you take 1.5m for the en-suite you’ll still have a decent room.

How many kids would you have if could? There are 6 of us and we have three bathrooms; one for us, one for the boys and one for the girls. Definitely avoids a lot of grief.

We extended over the garage full length of the house which has an en suite on one end, because it was going to be long and thin we did a high/ vaulted ceiling then it wouldn't feel like a corridor. My adult daughter lives in there as she's been boomeranging back and forth since uni and needs to save for a deposit. It's a great space for her. A lot of adult kids end up home longer nowadays and having the space and bathroom makes it work.

I gave an extension full length over the garage we have a big room with ensuite.
With 3 teenagers we need the bathroom. We've 2 bathrooms and 3 toilets I could do with an extra bathroom!
But a study would be fabulous too.
