Title says it all really. If you have reserved, or are thinking of buying a new build, then this is the place for you!

We reserved a new build on Monday after a very long journey of trying to sell our house & move on. Can't quite believe we are buying a new build. It would be nice to share our journey together!

Here is our situation so far:

Went sale agreed & had an offer accepted on new build 20/08/18
4 bedroom detached in South East
Builder Crest Nicholson
Expected completion date Dec/Jan

Just signed a contract for a new build. We are part exchanging. Barratt 4 bed detached in Lancashire. Hoping to be in end of sept.

Hope all goes to plan for you agedknees. Were you looking long before doing this, or did you always have your heart set on the new build? We initially wanted to buy a new build with part exchange but as nothing much around here is selling it wasn't an option for us. Took us 17 months to get our current buyers & we had to significantly reduce (9.4%) but luckily during that time we managed to save a fair bit & negotiated what equates to around a 3% reduction in the form of stamp duty & free flooring on the new build, so that made it possible. Grin

Our mortgage broker is working really fast. The lender will be contacting the developer tomorrow about getting the valuation done. Exciting times. DH & I had a wander around the development at the weekend. Can't get anywhere near our house yet unfortunately. Can't wait till we get to see inside for the first time! Smile

We are hoping to buy a new build in the South East too. I've found my people! After having problems with our old house we just want the simplicity of a new build - low maintenance, low bills, just move it when it's done. House on the market. Viewing tomorrow so fingers crossed.

Everything crossed for you Pickle for tomorrow. That exactly what I'm thinking. Simplicity & low maintenance is a huge draw. Im still pinching myself that this is actually happening for us tbh. I never thought I'd ever buy a brand new home, but when we saw a new development springing up a few miles down the road we couldn't stop popping back to see how they were getting on. As there were no suitable old build homes available at the point when we came to sell it was a logical & good option that we are all very happy with.

How is the market moving where you are? Have you been able to reserve your new build yet, or is the developer saying you must have a complete chain first? Do keep us posted how your viewing goes. Flowers

Its all happening here. We went to the development again yesterday to look over the plans. I also took my daughter to view the show home. She approves! Exciting times!

Apparently we are at first fix stage. Anyone know how long it should take from here on? We have been given an estimated completion time of Dec/Jan.

Hows things going?

We now have our mortgage offer through & searches. All fine thankfully. We haven't exchanged yet because we can't risk things going wrong on our own sale. Our buyers seem particularly picky & want as much as they can get out of us despite us going to our lowest point already. Today we had a full structural survey done at our place. Nothing drastic was found thankfully, but I bet they come up with something to ask for a reduction on. At the end of the day you can't get blood out of a stone & the choice is to suck it up & accept they got a good deal to start with or if they insist on reductions it will mean we will need to stay here until we complete on the new build rather than go into rented!

In better, nicer news, we are going to make what will be our 4th regular visit to the development later this afternoon to get an update from the girls in the office to see if everything is still going to plan & take photos. It is so exciting to see whats been done & to compare the photos every week. Smile
