We moved into our property almost 2 years ago. It's a tiny 3 bed detached on 1/2 an acre. It has lovely countryside views to the side and rear, but the house at the front is too close to the road and extending it probably wouldn't add much value.
In March we managed to secure planning permission to erect a single storey bungalow and double detached garage on the back half of the property. This was tricky in itself at the property sits outside the development boundary.
Since the we have been trying to decide what to do with it all.
We've had the plot up for sale for a couple of months,but have had little interest. So are considering building it ourselves.
We'd have to sell our current house to raise some funds for the build. Which sees DP, DD(3),DS(8mo), 2 dogs and I living in a static caravan on site.Confused Not really my idea of fun and I'm a little overwhelmed with the idea of it all but DP is an ambitious man so it's best to just nod and agree!
We need to install a bell mouth entrance to the driveway from the dual carriage way,have services installed down a long driveway track, install a septic tank as there's no mains connection for foul, and then begin the build.
DP used to be in the building trade so he has a few connections and thinks he can get things done a bit cheaper.
He can also do a fair few bits like boarding,plastering,rendering, roofing etc so it should help with keeping costs down.
Anyway, I'm sat here trying to estimate costings so that we have a rough idea of how much this is going to cost and whether it's actually feasible with 2 small children.
Has anyone done a self build and lived on site before? Would anyone mind giving me an idea of what things cost roughly if they have?
I'm up north (if that matters). We are in the middle of getting the drawings sorted to submit full planning at the moment, so no definite design on the bungalow but have a couple of ideas in mind, which give us approx 140-160 square footage.

Are you sure you mean 160sq foot? Its veery small for a family home? www.contemporist.com/tiny-home-thats-only-160-square-feet/

Missed the 0's off there in my haste! Haha.
Looking at about 40ft by 40ft so 1600 square foot of space depending on which shape we go with

Re bell mouth from a dual carriageway.

That will likely involve S278 works and require pretty specialist advice, along with technical approvals and approved contractors. I can point you in the right direction if you want.

Have you got budget estimates from the utilities companies for the services? Be sure to check the exclusions carefully!

@biggreygoose oh yes please I'd be grateful of any info or advice. We've had one company come and provide us with a quotation which included traffic management and applications to the local authority which worked out about £10,500. Looking to get some more people round to price up but would feel more confident if I had a clue what the hell I'm talking about!

Did that price include design and tech approvals?

I would also advise appointing a solicitor for the agreement. There is also a bond to put up for the works, so you will essentially need to budget double the construction cost.

Tbh I would avoid doing the work if at all possible.

If I'm perfectly honest I don't really want to do the build at all!selling the plot would be so much easier but DP is well into it.
Sounds a lot more complex than I thought Hmm
