Change agents now or wait til September?

We’ve been on the market since mid-June in South East London. After a hefty price drop a month ago we’re getting a steady trickle of viewers but I’m absolutely sick of our estate agents. We went with an online one as I liked the local agent the best of those who came to value but they’ve been terrible. Their communication is awful, I have to be on at them constantly for every little task and I never get any proper feedback from viewers. The last straw was them cancelling several viewings (FTBs, mortgages approved) last weekend after a series of screw-ups, only one of whom has so far rescheduled.

I opted for a pay-on-completion package and am now out of the tie-in period so have found a local agent who I like and is all ready to go. My question is, do I wait until the market (traditionally) picks up in September to get maximum exposure for the new advert, or do I switch to the new agent now to minimise the risk of more screw-ups from the online agent? I only want one agent marketing the house.

I think get the photos done and the listing written/approved and launch it online first week of September.

If the EA is good they can start marketing verbally as soon as you sign the contract. I made some good EA contacts when I was searching and then got lots of early notice about new houses coming onto the market and viewed a few of them even before floor plans were done. Good luck!

Switch now, it's only a couple of weeks until Sept anyway and you'll need new photos etc and people do look online even before they are ready to move ....some people just have a daydream about moving then put their houses on the market because they've seen a house they like. From my personal experience just get it on the market, there isn't a 'magic' time that will make your house sell quicker👍
