I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

@uninspiringusername - exact same position - 1 month on the market, 9 viewings, now all dried up. So depressing :-(

It's lovey to hear stories though of others who do actually manage to sell - good luck to all :-)

Oh Maybe, you, harriet and I are all in the same position and it's beyond frustrating, isn't it? Safe to say we'll be on the next thread...

What's the feedback been for you after 9 viewings? Are there many houses like yours available? Are you happy with the price or can you reduce? DH woke up this morning and said that he thought we'd get a couple of viewings this weekend, so fingers crossed he's some kind of psychic...

Same here, i expect it will be next year before we sell at this rate. Back up for sale 1st October, no viewings or enquiries - markets a little dead. Back in August it had loads of interest.

@flamingofridays glad you are gonna be in this week :) hope the move goes well.

@Moving i hope your DD gets better soon, and all goes smoothly after that - sorry to hear about delay in new build.

@uninspiring - we have quite a marmite house - it's in a lovely location on a quiet narrow road (conservation area) with a really large living space, great primary school, but only 2 double beds and a very small box room. No parking either. It's the kind of house someone will hopefully one day fall in love with and not worry too much about the practicalities - like we did!

We've already reduced and don't really want to reduce any more. It's deciding whether we just leave it on the market over christmas and hope something happens next year, or take it off so it is 'fresh' when we relist. Not sure I can stomach that idea though just in case something happens in the quiet period!!!

@moving really Sorry to hear about your DD, how is she now? And your buyers are ridiculous, do you think your solicitor is relaying everything exactly to them? Why is there bow a delay on your property? Have the developer given you a reason?

@tokyo sounds incredibly stressful but it would be ridiculous for people to go back on the market when you know this will be sorted in 4 weeks. They won't be able to get any further with a new buyer in this time.

Our buyers have had their survey, the guy seemed to be pretty happy with everything he saw he. Said there were some damp readings but nothing abnormal in this type of house. Really hoping they dont come back and try and get any money off! We have been here 3 years and had nonissues with damp at all!

Thought I would join in as we've come to a bit of a standstill. Fairly close to finishing, just that the land searches have taken 3 weeks now!! Is this normal? How often should I be chasing the solicitor for these?

Ot depends on the local authorities timescales; for mine with NFDC only 2 weeks, however for my buyers with East Dorset 8-10 weeks.

I would aim chasing solicitor at least once a week, have you asked your solicitor what the normal timescales are for this local authority?

I was on this thread a while ago but stopped posting as due to various reasons came off over the summer.

Back on the market in mid sept, very slow so dropped the price 10% week before last and that seems to have been the key as have had loads of viewings, multiple offers leading to viewers bidding against each other. Kind of unexpected tbh!

We accepted an offer lunchtime today that is only 5% off our original price.

Haven't had any communication from the agent since though. What's the process? I thought we may have at least had an email or something confirming the offer?

Now I'm getting twitchy they've changed their mind! What should
I expect next?

So im a long time lurker first time poster. So it goes like this

Four months ago while redecorating we seen a house on Rightmove that me and DH fell in love with. Went to view the house and offered for it on the spot explaining to agent that we would have to sell ours first. Said the owner would decide and get back to me. Offer accepted two weeks later. He was holding out for more money.

So we put our house up with an agent. Lots of viewings. A few offers that were unbelievably low. Finally a decent offer. All going well. Survey for our house comes back with £6k retention. Not happy. Instead of doing the work we said we would knock £6k off. Now the house we want to buy has directly behind it contaminated land.

I feel like it's just been one thing after another. We had ideally wanted to have moved by October half term holidays. But they have come and gone and we have no end in sight. Frustrating. My buyer solicitor is never around. Never answers phone and has now gone on holiday for two weeks. Sorry for the long moan jus needed to get it out there. Luckily for me my solicitor is the bee's knees.

Hope everyone else is having way better luck than me

People who came for a second viewing yesterday have said back garden is too steep for them. 3 or 4 people have said that now. It's so frustrating because there's NOTHING I can do about it!! I live in a notoriously hilly town and gardens are few and far between and my house has three... but its still putting people off! What on earth can I do?!

@harriethoyle - I feel your pain on the feedback. It got to a stage where all the feedback we were getting was stuff I couldn’t do anything about so I actually asked the EA to only give me feedback if actionable. I hear less from them but at least I’m less depressed ;-)

We accepted our buyer’s offer last Wednesday and they came to view the house again on Saturday and didn’t hear anything or received anything in post since. We put an offer on the house we like on last Thursday (got accepted) and went to see vendor’s estates agent to show the proof of funds on Friday. Since then we were busy to get a solicitor in place and arrange appointment with the bank. We went to see our mortgage advisor today and the bank will send surveyor to value the house soon. So I guess our buyer is doing the same. However our house still on the website (Rightmove). A little concerned.

So many people suffering from the shite market at the moment. I know the viewers get badgered for feedback so they just come up with the first thing that springs to mind. Frustrating though when its not useful.

Thanks everyone for asking about DD. She is feeling much better now. We will go back to hospital again next week for another chest x-ray, unless she has any breathlessness or severe pain beforehand.

No idea why our developers have changed the date of completion. They haven't said. Angry I'm just grateful we know now before we moved into short-term let & it cost even more. Didn't realise how hard it was to find a 6 month let though so who knows where we'll end up! Hmm

After all the nagging for us to exchange contracts, it transpired that our buyers buyer has sent a cheque for their deposit money. LMFAO! So we can't exchange until that has cleared. Our moron buyers have gone on holiday & not even thought to tell our EA, who was wondering why she wasn't answering his emails lol. I'm hoping that they have given proper instructions to both their buying & selling solicitors to exchange for them in their absence, otherwise we may not exchange until they return, a week on Monday! Hmm
