I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

our agent charged a fixed fee of £1000 plus VAT. our house was originally valued at 110,000.

that was the middle package I think, you could get a more expensive one with some extras and a cheaper one where you did all viewings yourself etc.

Rinceoir agree with UninspiringUserName I would go back and put an offer. Clearly sellers realise there property is not selling at higher end of market and they've reduced accordingly so perhaps you might be lucky this time round

UninspiringUserName I feel your fustrations! We've had 8 viewings no offers. Interestingly we've had 2 people view who were first time buyers and their feedback was that they are looking at other properties. Fair enough. One of them later told our agent houses are too expensive and that they are going to wait until "after Brexit". Do first time buyers in London think prices are going to drop increasing by March? If they do, we'll simply not move and wouldn't others? (Unless forced to move because of the 3 D's Divorce, Debt or Death)

I am not having a good morning

called both solicitors this AM for an answer as to when the bloody hell we will be moving ("the end of the month" is fast approaching!)

buying solicitor has said "he's not ready" and the answer to when will you be was "I don't know" - great.

Couldn't even get hold of the other one as apparently he's not in the office. He never bastard is!!!

AGHHHHHHHHHHHHHH - how can I arrange anything if nobody knows what theyre sodding doing?!

end of the month wont happen, anyway.

got a response off selling solicitor, said he'd sent contracts on 11th but hasn't seen buyers mortgage offer. Panicked and spoke to FTB guy who said they have it and it was sent last week!

I have said I want to complete by next Friday so lets hope they all pull their fingers out!

Today I have resigned myself to the obvious fact the 26th is not going to happen.
My buyers sale is complete. All information as been relayed to my buyers solicitor so the

oh no gran its so awful the waiting.

I have emailed buying solicitor again to ask if we can complete Friday 2nd, he has said he wont commit to anything because they haven't got the enquiries back and then he needs to request mortgage monies and needs a few days notice.

im giving him like nearly 2 weeks notice. not once has he said we weren't on track to complete by this Friday, now im asking about next Friday and he wont even commit to that,

I am so so so frustrated. I think im just going to call every day until someone tells me what the bloody hell is going on!

My bloody EA just tried to give me feedback on last weekend's viewing. Except there wasn't one and he hadn't realised that because he clearly doesn't have a handle on things. Cockwomble...

The EA fees down here seem quite high; i am tied to YOPA as sole agent till 21st November, however i was looking round to perhaps get another on board at that date on a no sale no fee arrangement.

Emailed 5 agents in my area, all seem to charge £2,700 to £3,000 plus for selling £250k property.

Think il have to save more money for that xD, by which time YOPA may have sold it again anyway.

It's our solicitor who is playing up today, unlike them, but it seems everyone has to have a turn! It seems there's no evidence at the moment that our garage & parking space belong to our house, fabulous!

However, our buyer is off this week and seems to be on the case, I've called our solicitor 3 times in the last hour, no bloody answer!!

I know its frustrating being between everything with solicitors not playing ball.

When i bought my first house our exchange was delayed by 2 months because both our solicitors and sellers solicitors were fighting over obtaining two documents.

I got to the bottom of what these two documents were; phoned the planning enquires line and East Dorset council, obtained both documents by email within an hour.

I sent it to my solicitor and the agents for the sellers (as i had no direct contact with their solicitors) and asked why they had spent two months fighting over something i managed to get in an hour xD.

Its so terrible how much we pay these people when half tge time they dont even try to meet our expectations or timescales, i have new solicitors for this move and they are 100 times better _

I've spoken to our solicitor now at length, it seems that everything is underway, it's just the communication that was amiss! They've applied to the land registry to get the documents about the parking and apparently they are pretty quick.

She says that once that's done, we're done! Hurrah! Still crossing everything for a 2nd November move, we'll see!

Good news tokyo im hoping that will be our moving date too.

I called the EA re the sellers not responsing to the enquiries. Turns out the sellers solicitor replied on the 18th.

I really dont know why everyone is bullshitting me but its like everyones trying to pass the blame for the delay on to someone else and assumes im too thick to find out the truth myself.

solicitor for buying has confirmed he has received the replies to the enquiries last night. what a coincidence eh!

I have asked again if we can complete on the 2nd.

selling solicitor has just asked me if I have an onward purchase.

Jesus Christ I must have mentioned about 10 sodding times that I want to complete my sale and purchase at the same time, and he hasn't gathered from this that I have an onward purchase.

there is no hope is there. I have a feeling that this is all going to go terribly wrong and I am going to end up with two houses, or none!

Argh! A bit of detective work might have shed some light on my garage situation, it seems that the house has x2 titles, one without parking, in our name, and one with parking in the previous owners' name!

Not sure what needs to be done about that but at least I've identified the problem (took me 5 minutes!)

Amazing what a bit of initiative can do!

Sounds like incompetent solicitors all around. Hmm. We've been banging our heads against a brick wall at the incompetence of our buyers & their solicitor, who was refusing to communicate. Actually, we just found out that since their solicitor change they have different firms acting for sale & purchase, which is far from ideal, as you have also found Flamingo. We had an entire day of trying to get through to our buyer that it was vital that her solicitor contact the developers to update them, but she seemed incapable of grasping it & kept repeating that they should get their updates from our solicitor. Fine, but they are the ones wanting to move ASAP & risking pissing off part of the chain doesn't make sense to me. Hmm

Eventually the selling solicitors saw sense & gave the developers an update, so they are now happy. Thank fuck for that! We chose our flooring today & it is due to go down at the end of November. Plus we are still on schedule to complete Dec/Jan, so hopefully will only have about a month or so in short-term rent, just a bastard that it will probably be over Christmas!

Hopefully those of us waiting for an exchange date get some news soon. I really can't see us exchanging this week now. Our buyers are actually going away for a fortnight next week, Hmm so I doubt we will exchange until they return mid next month, with completion being 4 weeks later. 2 weeks before Christmas! Hmm

yes moving I would NEVER do this again - its been HELL. They clearly haven't spoken to each other at all.

im glad that your solicitors have clamed down a bit now! what kind of rental will you look for? if its only a few weeks could you rent a holiday cottage or similar?

I sooooo want to complete next Friday but I don't think its going to happen :(
