I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

My solicitor seems OK for now, but there's plenty of time yet to mess it up!
The management company has just let us know their fees for providing the management pack - £480!! Absurd. Plus they want me to pay all remaining service charges for the year before they will release it.
Meanwhile we're waiting for our buyer's mortgage offer , valuation took place earlier this week so we are waiting with baited breath and crossing fingers. EA advised me at the time he was making offers that this is right at the top of his affordability range.

I always say I'll never do this again, but it seems to happen.. Hmm

We will be looking at short-term lets Flamingo. They are priced per night. Cheapest one I found is £69 a night, most are around £85. Most of them include everything though, so no bills to pay. Lets hope it doesn't take too long. Can't believe your solicitor saying they will "attempt to check the responses". Hmm Seriously! Angry I honestly hope things happen for you soon if you want to complete Friday next week. Its getting so close now.

Are you awaiting a response from the land registry Toyko? I looked into their response times a couple of weeks ago when it transpired that the land our developers are building on wasn't registered to them. It said up to 35 working days. Shock It took less than 2 weeks for them to switch the title though, so hopefully you don't have too long a wait.

Takes the piss what they charge for these management packs Tiddle £480 is ridiculous! Shock Did you not chat up the surveyor to find out if you had anything to worry about in terms of valuation or problems on the house? I have to admit I always do that as I simply can't stand the wait lol. Grin Shouldn't be too long before you find out.

No news here. We have been trying to get hold of our solicitor since Monday for an update but we keep missing each other. We're not too worried though after speaking to the girls in the developers office & confirming all is well there. The rest of them can take as long as they like now, within reason!

Yup, still waiting for Land Registry here 🙄 gosh, I thought our management pack was expensive at £384!

@MovingThisYearHopefully no chance to chat up surveyor unfortunately, as it's a flat we currently rent out in another area of the country.

@TokyoSushi I have no idea how they justify these management pack fees. It makes me fearful about other fees they are going to start demanding...

I wouldn't be at all surprised if we ended up in the new thread! Yes, we had to pay £384 for the management pack from the leasehold/ground rent pack and a further £288 for the property management company pack. The leasehold company also made us wait 4 weeks after we'd paid the £384 to receive the pack! 

Thankfully we are hopefully moving to a freehold, if we can ever sort out the garage/parking situation!

buying solicitor called last night to say that enquiries are fine and he was posting the contracts out today. just occurred to me that we haven't signed the mortgage deed yet either so just emailed to ask whether hes sending that as well.

he reckons we are on track to complete next fri. Woohoo!

I have just emailed selling solicitor to ask WTF is going on his end.

Still heard nothing back about FTB guy and the fucking "too cheap" fence. Twat.

been off here for a couple of weeks as everything has been up in the air. The chain fell through last week, right at the bottom again! We were getting ready to go on with a new agent but they have managed to get new buyers (a family member is buying it) and we have been assured everything is back on track.

We didn't tell our seller as we were terrified it would go back on the market and sell really quickly!

This is the third time it's fallen through because of the bottom of the chain. I'm struggling to have any belief this is actually going to happen but who knows! I'm just glad we aren't doing viewings again!

Our purchase is moving along no problems at all and I think the buyers of here will rebook their survey for next week. I'm hoping because they have messed us about so much they won't try and knock anything off following a survey! You can never tell with buyers though can you.

I feel very behind on what's going on!

@Tokyo that sounds like a confusing situation I hope you get some answers soon.

@flamingo bloody frustrating that nothing seems to happen until you chase it. Are you doing purchase and sale together?

oh twinky how frustrating for you! I am glad everything is back on track for you!

we are selling and buying simultaneously, but using one solicitor for selling, and one for buying. WOULD NOT RECCOMEND IT.

its been HELL.

they haven't spoken to each other AT ALL, and I am honestly terrified that my house will get sold and the other solicitor wont purchase on the same day and we'll be left homeless.

they need to communicate with each other but they wont so I am being the bloody go between! its a joke honestly. and then having the FTB guy as well its been awful.

buying solicitor has replied saying mortgage deed will also get posted out so should get that tomorrow and will post back Saturday probably.

Im so stressed.

was it part of the agreement of first time buyer man that you had to use different solicitors?

just do not agree to anything in terms of dates until everything is lined up. Why won't they speak to each other? That just seems ridiculous!

I've got DH on the solicitors case today to try and sort out the bloody garage, what a stupid problem to have! It's our garage, we have the key! It has been for the whole time we've lived here but we need a piece of paper to say so!

I'll report back, probably with no progress!!!

unfortunately yes, because he is paying for the selling solicitor and wanted it that way. Its hideous. He says this is the way he always does it, I don't know how he gets owt done!

however, he has just called me to say that they're happy with the fence (thank the bloody lord!) and they're off to sign their contracts today so we should be on track for completing next Friday.

I have no idea why they wont speak to eachother, it would make my life much easier if they did. The buying solicitor just keeps telling me he's not allowed to discuss my sale, only my purchase, and whilst I understand that (because he is acting on behalf of my buyers) it totally leaves me in the dark!

I don't know how this is going to work on completion day if they literally wont communicate,

Round in circles here, the solicitor tells me there are x2 titles, one for the house, and one for the house & garage. The title for the house is in our name, the title for the house & garage is in the previous owners name. I told her that on Tuesday after a quick 5 minute search (and £6) on the lane registry website!!!

I get the impression that nobody really knows what to do now so it's been referred back to land registry 😭😭😭😭

Oh my, I've been trying to sort this for the last 2 hours and our buyers are now threatening to pull out.

It needs the previous owner to sign the garage over and I've just managed to find some contact details for him. Please God let him reply!

can you bring this up with the solicitors who you used when you bought this house?! I would be giving them a piece of my mind for not doing this!!

Oh Tokyo, that is utterly shite.

What a nightmare, years ago I had something similar regarding access to a garage via a shared drive. This sounds like it's been overlooked by your solicitor last time - can you follow it up with them as this is their fault for not ensuring it wasn't dealt with properly? Hope it's easily, and quickly, resolved.

my buyers have now applied to switch the gas and electric. FFS they don't own the house yet! ive just got an email saying my account is being closed!

I had our buyers come round today with their architect. Delayed taking my daughter into hospital for a chest x ray to accommodate them. Now sat waiting in A&E because she has a collapsed lung & needs it draining. ☹ Would of told them to piss off if I'd known. Exchange is imminent on our chain. Should be next week, so im seriously looking into short term lets & storage now. Or rather I was. In hospital now with DD. Confused

OMG. You really don't want that unless it's absolutely necessary Flamingo. It's so stressful & nerve wracking. Plus you have to pay out for removals etc on the off chance it all works out!
